JOB SUMMARY

Responsible for underwriting the cost of development, securing entitlements and approvals, budgeting, design, and execution of construction management. Focuses on exceeding customer expectations with accountability for delivering product on-time and on-budget. Robust experience in high rise office projects and able to lead internal and external execution teams on large, complex projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Directs site acquisition due diligence including compliance with scope of consultants' contracts, completeness of information gathered, etc. as well as TCC internal sign off processes. 

Approves cost estimates based on these findings or recommends plans to address or remediate any issues that are discovered through due diligence.

Develops project scope, schedule and budget and oversees timely execution of development within that context.  Full command of the project critical path and seeks opportunities to optimize the project budget and timeline.

Responsible for architect, project consultants and general contractor selection including RFP s, contract negotiation and contract administration oversight.

Manages design team and general contractor throughout project.

Responsible for review and approval of all project expenditures and draws.

Proactive approach to risk management throughout the development and construction process.

Thorough understanding of permitting agency requirements and submittals to effectively secure construction approvals. 

Developing effective working relationships with all public permitting agencies.

Works collaboratively with internal TCC team members in pursuit and execution of projects.

Capability to simultaneously direct multiple projects.

Has oversight and approval of all construction-related project information contained in the asset management system (ELITE).

Deals effectively with major customers and financial partners, resulting in retained/expanded business.

Develops relationships in the market that lead to fee-based development or consulting assignments. Assists in pursuing and winning principal-based business.

SUPERVISORY RESPONSIBILITIES

Manages the planning, organization, and controls for major projects, functional area, or department. May be responsible for a mix of direct and matrix reports. Monitors appropriate staffing levels and reports on utilization and deployment of human resources. Leads and supports in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention. Leads by example and models behaviors that are consistent with the company's values.

EDUCATION and EXPERIENCE
Bachelor s degree in Architecture, Engineering, Business or equivalent from appropriate 4-year college program. Typically 10+ years commercial development management experience. Knowledge and understanding of construction practices/techniques, Title III of ADA, contract laws, project controls and building support systems or any similar combination of education and experience. LEED accreditation with current educational requirements strongly preferred. Track record of consistently completing class A high-rise projects on time and on budget.

COMMUNICATION SKILLS

Ability to comprehend, analyze, and interpret sophisticated business and construction documents. Ability to respond effectively to the most sensitive issues.  Emotional intelligence a key skill set.  Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial and real estate terms and principles. Reviews detailed financial/business analysis and reports prepared by subordinates.  Seeks innovative solutions throughout the course of the project.  Adherence to and consistent implementation of TCC financial policies and procedures.


REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical, quantitative, and construction skills. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
