We are looking for a talented Acquisitions Analyst to join our team in our Chicago Corporate Office!

As an integral and highly visible member of the Investment team, the Acquisitions Analyst will assist with operations analysis, financing, financial forecasting, acquisition underwriting and due diligence, disposition, 3rd party management underwriting and asset management assignments.

How you will contribute to our team:

  • Financial Modeling and Analysis: You will collaborate with the team to build and adapt financial models to analyze investment opportunities for potential acquisitions whilst conducting market research, making recommendations for strategy, and preparing Investment Committee presentations. Additionally, you will create and modify cash flow projection models, prepare property and portfolio level financial scenarios, and prepare hotel valuation models.
  • Market Analysis: You will maintain Waterton's focus on the external market by conducting ongoing research of the industry to detect market trends and related information for analysis in defining investment strategies and make recommendations based upon analysis.
  • Reporting: You will prepare investor reporting information required for annual budgets and strategic business plans for specified funds including hold/sell, disposition and refinancing analyses. You will also prepare quarterly asset management reports for specified funds.
  • Communication: You will use your highly developed communication skills to keep all stakeholders informed of progress, including regular presentations to the firm's investment committee on status, potential and analysis of all prospects. Additionally, you will establish and maintain good relations with all customers, investors, and co-workers.
  • Overall: You'll be an excellent teammate who embraces the Waterton Way and helps create and deliver departmental and organizational goals, including sharing best practices on process improvement, refining and introducing new Standard Operating Procedures (SOP's).


What our ideal candidate looks like:

  • You've “been there, done that”. Our ideal candidate has a minimum of one (1) year of experience in acquisitions and dispositions or related field.
  • You have some credentials. We require Bachelor's Degree, preferably in hospitality or real estate.
  • Financial modeling is a strength. You can easily navigate the financial aspects of a potential deal and translate it to key stakeholders in a compelling and effective manner.
  • You're a great communicator. Highly adept at building relationships, you understand how to employ and navigate a variety of communication strategies to make an impact, achieve goals, and keep all key stakeholders informed throughout the process.
  • You're entrepreneurial. You are a creative go-getter who wants to challenge the status quo and meet the aggressive investment goals while balancing a long-term view on market conditions and opportunities.
  • You're very tech savvy. You'd consider yourself an advanced user of Microsoft Office, especially Excel, Word and Outlook.
  • You like change; you really like change. You can easily adapt as the situation warrants, and you are able to focus on multiple deadlines and change as the demands and fast pace requires. You also possess very strong project management skills, juggling big and small tasks alike.
  • You don't mind travel. This position requires travel up to 20% of the time, sometimes with shorter than average notice.
