R.J. Kelly Co., Inc. is a vertically-integrated Commercial Real Estate investor, developer, operator, and general contractor based in Burlington, MA, with several million square feet of commercial holdings throughout New England.
We are searching for a highly motivated construction professional with deep construction cost estimating and budgeting experience. We are looking to grow into a more significant role in the development of commercial real estate in and around the New England area. The successful candidate will be a versatile, growth-minded, and possess the entrepreneurial drive and interpersonal skills necessary to thrive in a fast-paced, team-based work environment.
Primary Focus:
• Create development project and tenant improvement scopes and construction cost estimates to inform the underwriting of real estate development investments
• Assist the Vice President of Development with pre-development entitlements, research, consulting teams, and general project administration
• Assist the Vice President of Construction Management with the execution of construction contracts, management of construction budgets, and project administration
Description:
• Assist in the Vice President of Development in creating soft and hard cost development budgets and estimated construction schedules for use in underwriting potential development deals
• Assist the Vice President of Construction Management with the creation of applications for payment and adherence to internal construction budgets
• Assist the Vice President of Construction Management with the creation and coordination of Change Orders and Requests for Information; update and track construction and development budgets based on estimated and secured change orders
• Assist the Vice President of Development with the evaluation of potential ground-up and value-add development projects
• Assist in the Vice President of Development in the creation and management of external consulting teams
• Review and develop subcontractor and consultant contracts
• Perform field-visits and document construction progress; create construction reports
• Assist with real estate zoning entitlements for new development and redevelopment projects
• Effectively manage consulting teams to hold pre-development project budgets and schedules
• Create and organize construction and development meeting minutes and related documentation
Qualifications:
- Minimum 5-7 years experience in of progressive commercial and industrial construction estimating and construction field
- B.S. Degree in Construction Management, Engineering, Architecture, or related field
- Superior written and verbal communication skills; intuitive team communicator
- Basic understanding of the different roles in real estate development (investors, developers, contractors, and municipalities)
- Enthusiasm and versatility with a growth-oriented mindset for working in an entrepreneurial firm
- Demonstrated ability to work independently in a fast-paced, multi-task environment
- Creativity to drive complex solutions through team-oriented problem solving as viewed from multiple angles
- Strong attention to detail and impeccable organizational skills
- A continuous improvement mindset; willingness to educate oneself and provide value through practical, progressive personal and professional growth
- Highly proficient in all aspects of MS Office with advanced Excel skills
- Basic knowledge of construction types and building components, including structural, mechanical, fire protection, electrical, architectural, and site development
- Experience with modular and multi-family construction a plus

- Salary to be determined commensurate with experience
