ROLE OVERVIEW
 
As Investment Associate, you combine your ability to execute projects with your investment analysis expertise, working closely with the Director of Investments (DI) to facilitate the implementation of business plans for multifamily acquisition and development projects.
Here are the roles you’ll play:

The Strategy Mastermind

  • Assist the DI in managing underwriting processes, coordinating due diligence, and facilitating pre-construction efforts
  • Collaborate with our Operations and Construction teams and attend construction meetings to manage the investment process and execution
  • Monitor construction draws and change order, review lead price and activity trends, and adapt strategies to achieve project goals
  • Use your impeccable managerial skills to guide the Investments team toward completing strategy initiatives
  • Conduct financial analysis of investment opportunities, including the creation of detailed pro forma and financial models
  • Gather, compile, investigate, and analyze market data to identify potential investment opportunities
  • Review market, economic, and capital trends and factors impacting the performance of the portfolio
  • Participate in the due diligence on acquisitions under contract; develop documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal
The Reports Guru

  • Create detailed financial models and projections, including scenario analyses
  • Showcase your exceptional written and verbal communication skills as you prepare internal investment briefs, produce polished reports, and provide insightful presentations
  • Manage market research efforts and provide thoughtful commentary and analysis
  • Monitor investment performance as it relates to market conditions and specific business plans; provide reforecasts and periodic pro forma commentary
  • Maintain various reporting and tracking tools to prepare analytical reports that include property and portfolio reports
  • Prepare narrative investment memoranda, detailed reports, and market summaries that provide insights on proposed acquisitions
  • Develop market and asset reviews to evaluate the overall operational and financial results for the asset portfolio
  • Measure, evaluate, and report on the portfolio’s performance against budget and investment pro forma; manage and monitor cash flow
  • Prepare monthly and quarterly client portfolio/performance reports
The Number Cruncher

  • Manipulate and organize numerical data so that astute analytical inferences can be drawn from it
  • Conduct market research that will allow you to analyze supply/demand and rent/sales comparables, including estimated replacement cost
  • Use your investment analysis experience to facilitate presentations and negotiate with lenders
The Task Master

  • Disseminate investment objectives and delegate tasks to support functions (such as Investment Analysts, Investment Associates, Operations team, and Cortland Improvements team), ensuring your team runs at maximum efficiency
  • Display your strong interpersonal skills to communicate with debt and equity partners, providing them with information, updates, and reports
  • Coordinate regularly with the DI to manage daily and weekly work flow
  • Ensure that your Investment Analysts and Associates know their responsibilities and have the tools they need to complete them

YOUR BUILDING BLOCKS OF SUCCESS

  • Strong 3+ years of real estate investment or development experience required; multifamily background preferred
  • 4-year college degree in finance, real estate, business, economics, or similar field; master’s degree in real estate or MBA with a concentration in real estate preferred
  • Willingness to travel frequently and work long hours, especially when closing a transaction
  • Expert Microsoft Excel, PowerPoint, and Word skills
