Owned by British Columbia Investment Management Corporation (BCI), one of Canada’s largest institutional investors, QuadReal actively manages and services BCI’s mortgage program. As a significant lender to the commercial real estate industry, QuadReal focuses on direct mortgage investments. The program, with $3.6 billion in direct mortgage investments, includes strategic investments with best-in-class real estate owners, developers, and partners. Investments are diversified by loan size, region, and property type with a focus on industrial, office, multi-family residential and retail asset classes. Lending relationships are diversified and focused on target markets within Canada and the US.

QuadReal’s prudent management of the mortgage program includes detailed underwriting, credit, and financial analysis of all major tenants, guarantors and borrowers. Our in-house mortgage servicing team oversees all payments, discharges, cash flows, insurance expiries and borrower property tax payments.

Job Description

Based in New York, NY, the Analyst, US Mortgage Investments, will report to the Managing Director, US Mortgage Investments and will support all members of the US Mortgage team in New York and Victoria. The Analyst position is a junior professional role, actively participating and supporting the Mortgage team to execute and manage investment opportunities. The Analyst plays a key role in the analysis of potential mortgage investment opportunities and monitoring existing portfolio investments.  The Analyst also plays a supporting role in conducting due diligence, negotiations and structuring transactions.

Responsibilities

  • Analyze direct or fund investments including the development of financial models
  • Author and contribute to investment memoranda and support investment committee discussions
  • Conduct general commercial mortgage industry and market research
  • Assist due diligence of investment opportunities - evaluating past investment and/or financial performance, quality of management team, terms, documents, agreements and economic characteristics of investments
  • Assist in the monitoring and management of existing investments
  • Assist in analyzing, reviewing investment documents including legal documents, contracts, consents and preparing recommendation documents
  • Assist in the valuation analysis of investments and funds
  • Assist in preparing portfolio strategies
  • Actively adhere to compliance and risk management policies in addition to  participating in business continuity planning

Experience

  • Education – Undergraduate university degree in finance or a related field.
  • Experience – 1-2 years of industry experience underwriting commercial real estate mortgages in the financial industry, in an institutional environment, with a solid understanding of the investment industry.
  • Analytical – Strong quantitative and analytical skills with the ability to construct complex financial models; detail-oriented and proficient in handling and analyzing complicated data sets; be resourceful in seeking and consolidating information from a variety of sources. Able to grasp complex issues and the bigger picture and problem solve.
  • Communication – Excellent communication and presentation skills; demonstrate an ability to produce concise and effective communication materials and tactfully present results that articulate key themes and messages to all levels in the organization.
  • Organization – Must be able to take initiative and take ownership of projects to produce high quality work product with minimal supervision; ability to thrive in a fast-paced, fluid and dynamic work environment dedicated to excellence; ability to prioritize multiple demands, plan and allocate time effectively, work under pressure, and meet tight deadlines; flexible and adaptive to new ideas and constant changes; ability to produce accurate and reliable work product while also grasping the bigger picture; possess intellectual curiosity and a strong desire to learn and develop.
  • Software  Must have advanced knowledge of Excel, PowerPoint and Word.
