As Realty Income’s Business Intelligence Analyst, you will be solely responsible for tracking, maintaining and synthesizing tenants’ corporate credit and store-level performance, along with overall portfolio data for quarterly reporting deliverables. Your role will be multi-faceted, as you interface with the Research Credit Team, and report into the Senior Vice President, Research. Not only will you need a strong analytical background, but knowledge base in Finance & Accounting, and proficiency in Microsoft Excel, Word, and PowerPoint.


Your Contribution to the Team Includes

International Investments Team Support

  • Aggregate, transform, and interpret data from multiple sources to create public earnings reporting packages, dynamic dashboards, and other analytics tools for the Research team and Executive Office.
  • Support the Finance and Accounting teams cash flow modeling needs by way of regularly providing Credit Watchlist.
  • Review and enhance the accuracy, completeness, and internal consistency of new and existing assets utilized in internal and public reporting materials.
  • Support the development and deployment of business intelligence and data visualization tools.
  • Identify and develop new analyses and quantitative solutions to bolster our ability to draw valid conclusions for both current portfolio and the forward-looking transactions
  • Seek out new sources of data for incorporation into existing workflows and procedures.
  • Complete ad hoc reporting and analytics requests for Executive Office and Research Team, as needed.

Research Team Support

  • Prepare financial analysis on the top 20 largest tenants (by rental revenue percentage) and compile other portfolio data for the Executive Management Team in preparation for the quarterly earnings conference calls and public filings.
  • Generate, maintain, and publish periodic reports/industry tracking pieces used for management on the business and presentation to the senior executives.
  • Special projects: opportunity to work on ad-hoc projects
  • Perform Other Duties

Tenant/Portfolio Analysis

  • Maintain accurate internal financial records for existing tenants in order to appropriately assess the financial risk of individual tenants.
  • Monitor the financial health of Realty Income’s portfolio by tracking a composite of various metrics and ratios to verify the credit worthiness and stability of the portfolio. 
  • Support the Predictive Analytics team

Store-level Analysis

  • Maintain store-level P&L database, along with being able to perform in-depth analysis and provide insights into Realty Income’s existing portfolio, as well as acquisition candidates.

What You’ll Need to be Successful

  • Undergraduate degree: B.S. or B.A. with an emphasis on finance, accounting, and/or other related field of study
  • 2 or 3 years of work experience strongly preferred
  • General Finance and Accounting Knowledge
    • A good understanding of finance and accounting (Balance Sheet, Income Statement, Cash Flow Statement, etc.)
    • Research industries and market trends
  • Computer/software
    • Strong spreadsheet skills
    • Relational databases; data entry, creating simple queries & reports
    • Internet research
    • Microsoft Office including Excel, PowerPoint, and Outlook
    • Advanced word processing
  • Administrative
    • Excellent time management, ability to prioritize tasks from other sources, and adjust in a manner to complete all tasks
    • Self-motivated; determined to make improvements, generate ideas for streamlining department's operating procedures and/or file retention systems, implement after approval by department head
    • Excellent written and oral communication, including the ability to make presentations
