Position Summary

Trammell Crow Residential seeks a Pre-Construction Manager in Atlanta, GA. The Pre-Construction Manager is primarily responsible for monitoring and controlling some estimating related activities including accuracy, consistency, format, and presentation.

 

Primary Responsibilities

  • Establishes and maintains an up-to-date computer aided estimating system
  • Develops new methods, techniques and systems to assist the estimating process
  • Provides input to the design/build team in matters affecting costs. Conducts estimating support of the design and development process
  • Confers with development and architects on the project as necessary
  • Establishes accurate unit costs based on company historical data and other cost factors
  • Meets all time demands and bid schedules
  • Prepares detailed estimates and perform take offs with full breakdown in all construction divisions for review
  • Reviews and analyzes estimates with the Director of Preconstruction regarding pricing and its basis
  • Indicates inconsistencies and provides estimated values
  • Monitor subcontractors regarding their performance
  • Monitors and manages relations with suppliers
  • Determines local tax and permit costs
  • Distributes all bid sheets, plans, and specifications to interested bidders
  • All pre-construction logs and correspondence in reference to all projects in the pipeline

Desired Skills & Experience

  • Bachelor’s degree in construction management, mathematics, architectural, civil engineering, or related business study is required
  • 5 years of estimating experience, project and people management required. Must have worked in multifamily construction industry in the estimating function
  • Proficient in Microsoft Outlook, Word, Excel, and Timberline Estimating Software
  • Must be an energetic, forward-thinking and creative individual with high ethical standards
  • Excellent customer service and interpersonal skills; ability to relate to others
  • Professional verbal and written communication skills
