Acquisitions: Oversees and Manages the Acquisitions Process:

- Maintains exceptional knowledge of all aspects of Hawthorne’s Target Markets
- Reviews and provides input on underwriting, proforma assumptions, historical financials, rent rolls, historical/future capital expenditures
- Collaborates with the legal team to negotiate Purchase and Sale Agreements, Operating Agreements, and Joint Venture Agreements
- Oversees all aspects of the due diligence process

- Effectively presents information to investors, lenders, and partners.
- Oversees the procurement of acquisition financing, including oversight of lender packages, lender budgets, and lender requests
- Oversight of strategic investment/operational goals/objectives
- Oversees the closing process including settlement statements, final sources & uses, year one budget.
Dispositions: Oversees and Manages the Disposition Process:

- Annual Portfolio Review with sell/hold/refinance recommendations to Investment Team
- Broker BOVs process, broker selection recommendations and negotiation of listing agreements, preparation of Offering Memorandums
- Internal Investment Memos and Investment/Tax Analysis related to dispositions
- Effectively presents information to and responds to questions from groups of executives, investors, lenders, and partners., including marketing with brokers, due diligence, working with Property Management to improve operational performance.
- Reviews offers, qualifies buyers, and makes buyer recommendation to Investment Team
- Negotiation of the Purchase and Sale Agreement
- Obtains, organizes and distributes due diligence information to relevant parties
- Oversees Buyer’s Due Diligence Process to ensure a smooth closing
- Assists with Financing Activities:
- Oversees Hawthorne’s loan portfolio and makes recommendations for refinance and supplemental loans
- Oversees refinance process and debt procurement, including distributing information to lenders, overseeing the creation of lender packages, lender budgets, and providing expense comps to lenders
SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS:
- Minimum 10+ years and $2.0 Billion of experience with direct responsibility for multifamily acquisitions and dispositions in the Sun Belt
- Proven leadership with experience managing, motivating, and building investment teams
- Strong knowledge of the multifamily markets in the Sun Belt
- Exceptional communication skills
- Highly motivated, self-starter who can work well both individually and as a part of a team
- Ability to manage multiple, competing priorities in a fast-paced environment.
- Strong project management skills with the ability to prioritize and work on multiple projects simultaneously.
- Exceptional understanding of key investment metrics (Cap Rates, Internal Rate of Return, Cash on Cash Return, Return on Cost, Equity Multiple)
- Exceptional proficiency with MS Excel and ability to understand and operate complex apartment and partnership financial models (in excel)
ORGANIZATIONAL RELATIONSHIPS:
Reports directly to the Hawthorne Investment Principals.
