Opportunity:
 
Our client is a very well-capitalized owner/operator of full service hotels and other hospitality and real estate assets. Today the business owns and operates nearly 90 hotels spanning all the major hotel brands in all major and some secondary US markets.  
 
Position:
 
SVP / VP of Acquisitions and Capital Markets will source, negotiate, and manage transactions on hotel and/or hotel portfolio acquisitions and financings. This position requires the ability to work with complex financial deal structures and experience with capital markets to assess distressed opportunities for acquisition and to evaluate potential financing needs. The position is based in Phoenix, AZ. 
 
Responsibilities:
 
• Source, review, and vet market and deal-specific information to help determine which opportunities should be considered to pursue.
 • Identify underperforming/distressed hospitality loans and evaluate the underlying assets to consider assets for purchase and restructure based on the firm's outlined investment parameters.
• Manage the full cycle of the transaction including sourcing, negotiating, due diligence, funding, and final presentation the Investment Committee.
• Develop proforma financials on potential acquisition hotels or portfolios/make appropriate recommendations based on due diligence.
• Actively research and diligence prospective opportunities considering financial and ownership/organizational structures, legal, and operating performance. 
• Build and maintain relationships with investors and other financial partners.
• Provide strategic guidance around capital financing and structuring the capital stack on asset level hotel and portfolio transactions and negotiate lending terms 
• Assist in developing initial asset management plans and think through on the exit planning and execution.
• Contribute and support a culture of compliance and financial discipline throughout the company.
 
QUALIFICATIONS:
.
• 10-15 plus years of experience working with a hotel/hospitality owner-operator or private equity/investor or hotel finance/commercial real estate platform with an emphasis on transactions/financial structuring and creative 'out of box' problem-solving skills with a proven track record of completed transactions - a deal sheet will be requested, all information will be handled confidentially. 
• Requires extensive knowledge of hospitality real estate finance, real estate lending, and banking with a focus on the lodging and hospitality industry. Experience with contracts and legal review is a plus.
• Requires strong knowledge of the lodging and hospitality industry as an investor.
• Expertise and understanding of loan documents and financial structuring skills.
• Advanced Excel modeling analysis skills, skill in working with Argus a plus.
• Excellent communication - written and verbal - and interpersonal skills.
• Team player attitude with a willingness and the ability to train others.
• Available for travel on an as-needed basis up to 50%.
