Walton Enterprises is seeking a skilled, highly motivated and entrepreneurial individual to join the team as a Senior Asset Manager. The ideal teammate will have the demonstrated ability to oversee assets, including real estate and personal property and the logistics related needs of the Walton family and may manage the staff providing these services. These services include personal and real property management, leasing, project design, construction management, maintenance, concierge services, and other services needed and defined by the family and the Head of Real Estate. The real estate properties under management consist primarily of residential, recreational and light commercial properties. The real properties under management could consist of vehicles, airplanes, art and other valuables.  As the Senior Asset Manager, you will ensure quality control and proper execution and delivery of services and solutions for property related projects.  You will report directly to the Head of Real Estate.  

 

About the Position

You’ll join a top-notch team and may work with individual family members and/or Walton Enterprises leadership to provide, develop or outsource the services provided by the department.  A major priority will be the development of a long-term plan that provides best-in-class real estate services for the family, primarily outside of Northwest Arkansas. A priority for you will be the evaluation of which services to outsource and which services to provide internally as the portfolio matures.  Ultimately, the goal for you is to ensure high-quality service delivery to family and related entities in a high quality, but cost-effective manner.

What you will do

You will demonstrate strong advisory, project management, problem solving, communication, interpersonal and leadership skills, which will instill confidence and enable them to become a trusted advisor for family members on various real estate investments.

Responsibilities

 

  • Provide ongoing asset management services across the full geographic real estate portfolio
  • Provide oversite/management of projects; to include new acquisitions, remodels, repair projects and any other activities related to individually owned family properties
  • Facilitate, track and approve budgets and staffing needs for the functions listed above

 

Asset Management

  • Recommend strategies for maximizing the value and returns for assets held by the family members
  • Organize paperwork and processes required to buy, sell, or modify assets
  • Write reports on property asset statistics for senior management
  • Act as an advisory service to individual family members and groups of family members on real estate related issues, primarily residential, recreational and light commercial projects, by assisting in review of contracts and related costs; assisting in selecting architects, engineers and contractors

 

Property Management

  • Develop maintenance plans and providers or personally manage maintenance and upkeep of individually owned properties as requested by the family including mowing, cleaning, general maintenance, scheduling, preparing for family use and reoccurring events, etc.
  • Tracking and maintaining database of preferred third-party vendors
  • Assist family members in acquisition/disposition of personal properties, primarily by helping to review and/or recommend third parties to assist in buying, selling and facilitating property donations. Develop and keep updated lists of successful agents, builders, etc. in markets of primary family interest
  • Coordinate other services needed from the family, including transportation/logistical issues, assisting with preparing for special events and other special requests by family members as needed

 

Leadership and Communication

  • Establish clear, transparent tracking of staff activities and reporting of progress, and proactively communicating progress, changes in assignments and updates on activities to family members and staff
  • Establish and communicate to family and team processes, procedures, assignment of duties, and ensure ongoing communication with family, team and with other WEI departments
  • Hire and train staff as needed

 

Special Projects

  • Provide other services related to real estate and personal services to be determined and defined by the Head of Real Estate

Who we are looking for

You must possess strong financial and business acumen and exceptional interpersonal, relationship management and communication skills.  You have the highest degree of professional integrity, sound judgment, a service orientation and a proven record of management and organization of complex projects.

 

Qualifications required for your success

  • Minimum of 10 years of strong asset management, real estate acquisition and/or property management related experience
  • Undergraduate degree required
  • Proven record of accomplishment in identifying and assessing real estate business and investment opportunities and in helping entrepreneurial clients
  • Knowledgeable about and experienced in all areas of real estate transactions, including purchases and sales, construction management, leasing, architecture/engineering, maintenance, etc.
  • Must have experience in contract negotiation
  • Experienced at structuring transactions and managing P&L’s
  • Understanding of and experience in managing high quality, high-touch service teams
  • Resourceful with a network of advisors and/or the ability to access appropriate advisors to institute best practices in serving the needs of the family
  • Willingness to travel 10-25%

 

Additional Helpful Experience Includes

  • Advanced degree such as an MBA preferred
  • Financial, business strategy and business operations experience a plus

About the Property Management Department

 

The Property Management team assists the family members with all property related activities including acquisition, design, and development. They manage a variety of properties including both personal and commercial real estate, vehicles, equipment, and other property related assets throughout the country. The Property Management team also supports the Walton Family Foundation and Walton Enterprises office buildings.
