OG is seeking a highly motivated individual to join our Investment team. Directly reporting to the Managing Partner, the Senior Portfolio Manager will be responsible for financial modeling, investment due diligence, and supporting the Business Development team in all finance and accounting related areas. The ideal candidate is a highly motivated self-starter with strong analytical and communication skills. The role is very entrepreneurial in nature and will provide an opportunity to create value within the company immediately.  The right individual will be hungry to learn and motivated to push projects forward.  This is an exciting time for the Oakley Group!  We want someone that wants to grow with us and is results-driven.

Essential Duties:

  • Review monthly financial statements, assess variances to budget, and make corrective recommendations to Operations team.
  • Work with operations staff and capital projects team to create annual operating and capital budgets.
  • Understand competitive positioning relative to rents, lease terms and overall occupancy for the market/ sub-market where the investments are located.
  • Lead weekly leasing and performance review calls with Operations teams.
  • Prepare weekly reports on property performance for internal purposes.
  • Provide underwriting and due diligence assistance to the acquisition/development teams on potential new investments.
  • Assist in the acquisition activities for potential investments including reviewing third party reports, conducting site visits, conducting due diligence, formulating renovation and operating budgets, and providing input into underwriting assumptions.
  • Work with Operations Team to maximize rents and other income, hit occupancy targets, and control expenses.
  • Oversee the implementation of renovation projects.
  • Maintain direct communication with project crew leaders and assist with project management on-site when needed.
  • Assist in the preparation of monthly reports to external investors.
  • Visit investment properties on a regular basis. 

 

Minimum Qualifications:

  • Bachelor’s degree required; MBA preferred.
  • 5+ years of experience in multi-family real estate and finance related experience is REQUIRED.
  • Advanced training in market analysis and complex real estate negotiations experience.
  • Experience evaluating, modeling, and underwriting multi-family investments.
  • Experience leading capital projects and managing the people and processes involved.
  • Demonstrated ability to manage multiple projects concurrently.
  • Excellent written and verbal communication skills with the ability to report financial analyses in concise written and verbal formats.
  • Creative thinking and attention to detail.
  • Sense of personal accountability and urgency for achieving results.
  • Strong Microsoft office skills (Word, Excel and PowerPoint).
  • Yardi and Real Page experience a plus.
