The Asset Manager will be responsible for leading the Company’s internal team in preparation of annual Business Plans and execution of same throughout each year. This includes taking leadership of strategies to maximize asset value, and driving the team to execute these strategies. The position requires leadership of internal team to monitor performance of each investment, communicate with internal and external stake holders, and oversee the timely delivery of reporting packages. The position affords an opportunity be a resource and participate in all Company acquisition efforts.

                                                      RESPONSIBILITIES

• Prepare and oversee the execution of the annual business plans for each property including development of strategies to maximize value over various time periods.

• Continually evaluate the performance of portfolio assets, including but not limited to:
o Analysis of YTD performance relative to the approved budget,
o Maintain Argus models and internal valuation models, in collaboration with investments group.
o Update cash basis reforecasts to determine projected partner contributions and distributions.

•Act as a company representative and point of contact with investors and lenders:
o Notify investors of major issues and events affecting each asset and overall investment performance.
o Along with Executive Management, lead communication with investors regarding asset performance, highlighting relevant accomplishments and challenges.
o Assist with due diligence for appraisals and audits required by investors or lenders.
o Review and assist in preparation of capital funding requests.
o Review and assist in preparation of monthly partnership reporting.
o Prepare reporting materials required by loan documents and ground leases.

• Review and maintain lease agreements and service contracts for all portfolio assets.

• Review and ensure compliance with ground leases, loan documents, management agreements, and JV operating agreements.

• Assist the leasing team with tasks including but not limited to:
o Analysis of potential lease transactions, obtaining required approvals (investor, lender, etc.), due diligence on prospective tenants, and review of lease drafts, letters of credit or other related documentation.

• Manage/advise the Lease Administrator and monitor collections. Assist, as needed, with billing disputes, collections issues, and communication with tenants.

• Work with third-party legal counsel, as needed, to address tenant collection issues and other legal matters affecting the portfolio.

• Work closely with property management team on operational strategies to ensure budget driven decisions are made to ensure business plan goals are met.

•Maintain a thorough understanding of key accounting issues at each portfolio asset and assist the property controllers, as needed, with GAAP audits, property tax filings & audits, internal/external reporting, etc.

• Assist with the underwriting of potential acquisitions, including due diligence, financial modeling, conducting market research and preparation investment materials.

• Ability to understand and interpret commercial lease agreements, property level accounting and underwriting concepts.

• Strong communication skills to effectively interact with internal and external customers.

• Exceptional ability to work in a team atmosphere and lead multi-disciplinary team in asset level business plan execution.

• Process-oriented with sound judgment, attention to detail, accuracy, and follow-through.

• Ability to make sound decisions within defined parameters to resolve issues.

• Ability to prioritize workload.

Required Skills and Experience

8+ years commercial real estate experience
Excellent proficency with with MS Excel and Word
Excellent proficency with Argus
Excellent proficency with Yardi “Voyager”

Education

Bachelor’s degree required
Master’s degree desirable
