Mission:  Provide support to the members of the debt portfolio management team to analyze, manage, and disseminate the qualitative and quantitative information within PCCP’s $5.4 billion debt business to PCCP stakeholders and investors.

Responsibilities:

Assist the portfolio management team in various portfolio management activities for PCCP’s funds, including the following:

  • Manages and maintains databases, spreadsheets, and other information systems to ensure the Company can provide real-time portfolio management information to various users.
  • Undertakes ownership for the on-going maintenance and development of data quality metrics and audits, verifies data by comparing it to source documents, and utilizes data queries to identify and drive correction of data inconsistencies. On identification of data quality issues, performs analysis and recommends solutions to remediate the issue and achieve high quality data.
  • Works with asset management, loan servicing and finance & accounting teams to ensure accuracy and integrity of quantitative and qualitative data used for performance reporting, budgets and projections.
  • Analyzes financial, operating, and valuation information to evaluate the results of the Company’s debt investments and funds.
  • Reviews quarterly internal valuations and assumptions and valuations in conjunction with asset management team and external service providers.
  • Prepares comprehensive valuation models which detail current positions and forecast the performance of portfolios.
  •  sensitivity analysis by reviewing cash flow, forecasting, and valuation reports for different portfolios.

Desired:

  • Familiarity with real estate investment concepts including return on investment, return on equity, loan to value, loan to cost, debt service coverage ratio, direct capitalization, discounted cash flow analysis, and mortgage constant.
  • Familiarity with commercial property valuation methodologies, income and expense statements, including trends and budgets.
  • Familiarity with database concepts, analytics and applications to real estate portfolios.

Education/Experience:

  • B.A. degree in Finance, Business, Economics, or Mathematics preferred.
  • Preferred experience in financial modeling.  Internship or work experience with a real estate firm, financial institution, or commercial mortgage banking firm a plus.
  • Fluency in and ability to create and maintain complicated Excel models and reports is essential.
  • Advanced knowledge of Excel, Microsoft Word, and PowerPoint required. Proficiency in database management systems a plus.
