JOB SMMARY:

This position, based in Washington, DC, is responsible for asset management and investment performance within the Mid-Atlantic region.

 

 

JOB REQUIREMENTS:

  • Bachelor’s degree required (finance or real estate focus preferred)
  • 7-10 years of commercial real estate experience; 5 years focused on asset management
  • Ability to develop and deepen key business relationships
  • Strong negotiation, verbal and writing skills
  • Advance knowledge of financial analysis (NPV, IRR, lease comparison, ROI, DCF modeling, payback, financial statement analysis, etc.)
  • Proficient in ARGUS and Excel 
  • Physical requirements involve sitting to perform general office work at computer, and mobility between departments or office area to facilitate work.
  • Routine travel is required for the position up to 15% of the time.
  • Experience in the Washington, DC and/or Northern Virginia office markets.
  • Relevant experience in leasing, operations, development or construction a plus.

JOB RESPONSIBILITIES:

 

  1. Negotiating property-level contracts, including leases, licenses and, where applicable, third-party management and exclusive leasing listing agreements.
  2. Inspecting properties and direct competition on a regular basis; monitoring local market conditions, anticipating trends and repositioning property accordingly.
  3. Preparing Investment Committee recommendations on large lease transactions.
  4. Updating Senior Management on leasing efforts for all properties, including both new leasing activity for vacant space as well as renewal activity on existing tenants.
  5. Reviewing and approving property budgets, including both projected leasing and building capital plans.
  6. Updating ARGUS models used for ongoing cash flow projections of portfolio.
  7. Identify ‘Value Add’ strategies for properties in the portfolio.
  8. Supporting the Capital Markets process by opining on the target property, the respective market, and the related acquisition underwriting.  Assist in the disposition process as well.
  9. Selecting and directing the transition of the property-level team (property manager, leasing agent, attorneys, and other third-party professionals) after acquisition.
