Description


Manage all aspects of the building process of multiple single-family luxury homes from groundbreaking to completion/warranty according to expected quality standards, within budget and within the prescribed time schedule.

Field Activities
  • Establish preliminary and final budgeting for projects
  • Schedule construction activities for each home and monitor daily progress for quality, timeliness and adherence to building codes
  • Consult with architects and engineers through the approval process
  • Coordinate the schedules of the subcontractors, inspectors, suppliers and service providers to assure the fastest possible completion of the project
  • Inspect subcontractor work and hold them accountable to Tri County quality standards
  • Communicate with trade contractors and manage their performance
  • Arrange for and account for the delivery of supplies and materials to the job site, matching purchase orders or other documents to the actual goods received and to the delivery slips
  • Maintain site security and control on-site supplies and materials
  • Maintain job site safety and ensure that job sites and personnel, including subcontractors, are OSHA compliant; safeguard the job sites from hazardous situations and materials
  • Assure that job sites are kept neat and attractive
  • Work with sales staff in providing the homebuyer with a quality home-buying experience
Project Documentation and Cost Tracking
  • Prepare RFPs and contract scopes for bidding as well as contract documents
  • Review and approve for payment subcontractor invoices when required
  • Produce and maintain project schedule from inception to delivery to assure completion on time and within budget
  • Review monthly reports on the status and progress of the contracts and job costs
  • Distribute construction plans and specification documents to contractors as required
Meetings
  • Attend weekly project meetings with ownership and staff to assure timely ordering, delivery, scheduling and to identify issues to be resolved
  • Attend meetings with buyers and potential buyers

 

Job Requirements:

  • 5 years experience with a major homebuilder is strongly preferred
  • Understanding of all applicable building codes
  • Problem solving skills
  • Proficiency in Microsoft Office including Outlook, Excel and Word
  • Familiarity with scheduling software preferred
  • Familiarity (or ability to learn) with Yardi Voyager for job cost reporting, contract control reporting and construction management
