Nemours is seeking a Real Estate Manager (Full-Time), to join our team in either Jacksonville, Florida, Orlando, Florida or Wilmington, Delaware.

At Nemours, each Associate plays a vital role in supporting the delivery of world-class pediatric care to the children we serve. The team based at our home office in Jacksonville, Fla. provides essential administrative, financial and technical support to Nemours operations across all locations.

Across the Nemours Enterprise, we are experiencing unprecedented growth in our ambulatory clinic system.Most of this growth is in Leased Facilities. This position will work with the regional and local real estate development teams and local brokers to negotiate the lease or purchase business terms of the deals, write the Letters of Intent, and then work with outside legal counsel and Nemours legal team to write, negotiate, and finalize the lease or purchase documents for execution by senior Nemours leadership. Responsibilities also include managing lease renewals, developing standards, and metrics. This position will report to the Senior Director of Capital Planning & Real Estate and work out of the Jacksonville Home Office.

This position, relying on strong business acumen, with competence across a wide array of business and legal disciplines, is responsible for the coordination and execution of strategic direction as it relates to real estate property leasing, acquisitions and dispositions and implementation of new and changing business models, programs and business relationships that drive desired strategic and operational growth and enhance the organizations effectiveness. In partnership with, this position will execute a plan for site selection of ambulatory and outreach expansion across the Enterprise.

Additionally, this position will champion the administration of a comprehensive real estate lease database to function as a central point of reference for the real estate portfolio at large. This role is also responsible for repository and uploading, processing of legal documents relating to real estate files. The scope of this position will include managerial, advisory and administrative support for all aspects of the evaluation of merger and acquisitions and new expansion strategies from a real estate asset perspective. Will review deliverables prepared by other project teams relating to facility management and to assure quality and communication. Further, this position will monitor and advise on a collaborative basis, on real estate ancillary expenses and will create programs consistent with cost containment as it relates to same.

Work Location can be either Jacksonville, Florida, Orlando, Florida or Wilmington, Delaware.

  • Identify, select/hire, manage and coordinate the use of outside consultants and brokers.
  • Locate potential medical office time share opportunities in selected markets.
  • Assist in or write LOI (Letter of Intent), for potential projects.  This could be land acquisition, building acquisition, or facility lease.  Provide support for handling landlord requests for lease-required documents (e.g. SNDA’s, Estoppels, etc.).
  • Work with local operations and facility managers, Nemours legal counsel, and outside legal counsel to negotiate new lease documents and lease renewals.  Support project management of new acquisitions and participate in assisting in the integration toward operations.
  • Work with regional operational leaders in developing strategic real estate solutions to their business and strategic plans, as it relates to market conditions, opportunities, options and other critical opinions relating to strategic and operational planning and cost containment.
  • Identify, administer, manage and maintain a comprehensive database for the purpose of providing real-time real estate portfolio data and documentation that will support a wide-spectrum of operational areas (e.g. facility maintenance, strategy, finance, etc.).
  • Support Enterprise Leaders with real estate support including lease management, RE data base management, administration of leases, review of landlord billings, and proper and efficient handling/processing of legal documents.
  • Facilitate communication across functional areas of the organization and between Clinical Operations departments, finance, human resources, ethics and responsibility, legal, etc.
  • Oversee the monitoring and review of real estate assets in order that an efficient and effective process supports the operational and financial obligations; effectively evaluate landlord billings and demands in addition to advocacy and championing the contesting of such disputed billings or demands.
  • Additional miscellaneous duties and responsibilities, as may be assigned from time to time by employee’s supervisor.

Job Requirements

  • Bachelor's Degree required.
  • Minimum of three (3) to five (5) years experience required with direct work in Real Estate or Real Estate Development.
  • Understanding of Real Estate Law, Real Estate Management.
  • Healthcare experience preferred.
