Position Purpose and Overview
The Senior Acquisition & Development Analyst will be a critical part of the company’s growing Real Estate team, providing high-quality quantitative and qualitative analysis of potential multifamily development opportunities, as well as playing a key role in transactional, development and asset management efforts. Blokable is a real estate developer focused on the creation of multifamily properties utilizing a unique, vertically-integrated modular development business model.
Areas of Strategic Focus:
- Understanding of all cost components comprising the company’s VIMD business model, from modular unit production to transport to onsite construction work (sitework, unit assembly, parking, exteriors, etc.)
- Cost optimization of onsite construction work, including budgeting and relationship management of general contractors.
- Feed company development project pipeline, including preparation of project budgets and underwriting
- Prepare schedule of modular unit material hard costs to establish baseline and own the cost schedule on an ongoing basis as the Blokable modular product evolves
- Collaborate closely with Product Design Team to provide needed insights into cost implications of product design elements and cost drivers
- Understand modular production process and opportunities for material hard cost optimization.
- Construct project development budgets for potential development opportunities and work with Development Team to analyze and underwrite these projects
- Interface regularly with general contractors, architects and other consultants, and key suppliers to monitor market and cost trends
- Work with Blokable Construction Management Lead to vet and optimize bid and costing efforts performed by external general contractors and sub-contractors.
- Assist with preparing and developing cost models with scenario based functionality
- Highly proficient in industry project controls and estimating software (RS Means, Timberline, Project 4D), as well as Microsoft Project and Excel.
- Proficient with Enterprise Resource Planning (ERP) software
- Detailed knowledge of industry processes, materials, and costs
- Ability to accurately evaluate detailed specifications to minimize costs and balance quality.
- Obtain and forecast the appropriate use of equipment, facilities, and materials necessary for job performance
- Knowledge of construction and engineering processes
- Bachelor’s Degree in Engineering, Economics, or related field.
- 5+ years’ experience at a general contractor, construction management firm or as a professional estimating consultant
- Experience with complex development projects in California required, including both horizontal and vertical development
- Multifamily development experience preferred
- Budget estimating for large-scale real estate development projects, including detailed understanding of all budget line items.
