Position Purpose and Overview

The Senior Acquisition & Development Analyst will be a critical part of the company’s growing Real Estate team, providing high-quality quantitative and qualitative analysis of potential multifamily development opportunities, as well as playing a key role in transactional, development and asset management efforts. 

Areas of Strategic Focus:

  • Work within the Real Estate team to develop a robust pipeline of projects that fall within our development criteria
  • For acquisitions being considered, complete underwriting (including market analysis and financial analysis modeling) and investment packages
  • For approved acquisitions, complete due diligence tasks and closing processes for all transactions and assist with the sourcing of debt and equity
  • For acquired properties/projects, work closely with internal and external development professionals to update project underwritings, prepare business plans, and manage lender/investor relations
  • For developed properties, take point on all quantitative analysis required for asset management purposes
Specific functions and responsibilities:
  • Source and review potential sites for acquisition and development, utilizing the Company’s real estate database (and other market sources) and leveraging the real estate team’s network of brokers and deal contacts
  • Prepare pipeline reports and track the status of potential acquisitions.
  • Complete multi-year proforma projections of cash flows, returns and joint venture waterfalls
  • Prepare materials and present proposed transactions to senior management and the investment committee for review and approval
  • Prepare deal packages for prospective lenders and investors, incorporating both financial and qualitative analysis
  • Work with other team members and third-party due diligence professionals (e.g., consultants and engineers) to manage the due diligence and closing of approved acquisitions
  • Work across Blokable teams to develop and present project status reports to the leadership team and appropriate stakeholders
Skills / Competencies:
  • Extensive experience in commercial real estate development financial modeling, including residual land value analysis, partnership waterfall structures, and financing
  • Substantive understanding of the development and operating budgets and processes
  • Strong oral, written and interpersonal communication skills
  • Strong organizational and research skills
  • Ability to problem solve and ceaselessly prioritize tasks
  • Well-versed in Microsoft Office applications
Experience and Education:
  • Bachelor’s degree in Finance or Real Estate preferred
  • Minimum of three to five years' experience in commercial real estate development required, with multifamily development experience strongly preferred
