Job Description

Blue Onyx Companies is currently seeking a development associate to aid in our existing development projects and pipeline, consisting of multifamily, mixed-use, and adaptive reuse assets.

 

The Position

This is a newly created position to support the development team that provides an opportunity to be a part of the entire acquisition and development process.

 

Responsibilities will include financial modeling, market analysis, cash flow analysis review,

due diligence activities, and project management.

 

The candidate should have an understanding of real estate and in-depth financial modeling with experience in the preparation and updating of development project pro formas/DCFs. Financial analyses will include cash on cash, IRR, and other financial metrics.

 

SPECIFIC RESPONSIBILITIES INCLUDE (but are not limited to):

  1. Build, maintain and monitor financial models in Excel utilizing property financial

statements, budgets, leases, construction data, expense information, and market assumptions

  1. Support the underwriting, analysis, and execution of acquisitions and development projects
  2. Identify strengths and weaknesses of proposed transactions
  3. Produce project acquisition proposals and materials necessary for presentations
  4. Help coordinate the closing of transactions
  5. Maintain and update due diligence checklists for transactions
  6. Create, monitor, track and interpret project data including contracts, schedules, budgets and cash flows on an on going basis
  1. Report to management and investors on projects
  2. Analysis and reporting on new markets
  3. Positively represent the organization by building strong relationships with internal and external clients including public officials, lenders, investors, and other stake-holders
  4. Assist in other special projects and assignments as they may arise
  5. Assist Development Manager in the project management of development projects
  6. Assist in the entitlements process
  7. Assist in the design process

 

DESIRED SKILLS EXPERIENCE

  • Ability to assess, underwrite and execute multifamily real estate investments
  • Advanced Excel experience, strong analytical and financial modeling skills
  • Detail oriented with a commitment to a high quality work product
  • Strong organizational skills - ability to perform tasks and achieve results independently and as part of a team, consistently meet deadlines, and prioritize multiple assignments effectively in a dynamic work environment
  • Passion for the field of real estate acquisition/development - must like a fast-paced, entrepreneurial environment
  • Ability to think independently and present viewpoints in a thoughtful and professional manner
  • Project management experience
  • Ability to pivot and work in the unknown
