MDG Design and Construction LLC, an affordable housing developer, with over 30 years of excellence and industry leader real estate firm that develops and constructs high quality affordable housing, based in Woodbury, NY seeks a Director of Asset Management.

 

Our company oversees all aspects of multifamily residential development, an expert in construction, development, and design and specializes in new construction and moderate rehabilitation of affordable apartment buildings nationally.

The Director of Asset Management is expected to be a key executive on the team ensuring the long-term success of all affordable housing projects. The role will involve leadership to analyze the position of each project and determine both long-term and short-term strategies to maximize return to MDG and ensure the assets receive on-going strategic attention.

 

In this position, the Director of Asset Management will be responsible for:

  • Develop and Produce reports showing portfolio s financial performance, leasing activity, collections, compliance with regulations and required or recommended physical improvements.
  • Coordinate with internal and external property managers, accountants, investors and other properties to confirm all budgets are met and properties remain in compliance.
  • Increase cash flow through analysis of financial reports and identify strategies to increase property value.
  • Create annual proposals involving long-term strategies for refinancing, buying out partners, re-syndicating or disposing of existing properties or achieving operational savings or efficiencies.
  • Develop and enforce procedures for internal staff and external partners to manage portfolio and meet all stakeholder deadlines.
  • Identify all reporting requirements and work with personnel responsible for report distribution to see that requirements are met.
  • Liaise with property manager, syndicator, lender and relevant governmental agencies on all requirements and requests.
  • Work with other internal and external team members to execute on plans and strategies approved by senior management.
  • The position will not have direct subordinate reports but will coordinate closely with internal project management staff, accounting staff, executive staff and outside third-parties.

 

The ideal candidate must have an excellent understanding of real estate financial modeling, real estate financial statement, legal documents, and real estate transactions. In addition, must have:

  • Master s degree in Real Estate or Urban planning preferred.
  • 7+ years of real estate experience, including a specific focus on residential assets in the New York City metro area with an understanding of federal, state and city affordable housing programs.
  • Experience with City, State and Federal-sponsored housing preservation programs.
  • Working knowledge of real estate asset management with significant exposure to multifamily underwriting, development, and property management.
  • Excellent and outstanding verbal and written communication and outstanding customer service skills.
  • Strong organizational, analytical problem solving and time management skills, combined with attention to detail.
  • Strong ability to work independently and proactively complete tasks without needing explicit instructions.
  • The ability to be resourceful and proactive in dealing with issues that may arise.

 

We are also looking for the ideal candidate to be:

  • Comfortable navigating and analyzing transaction, legal documents, financial projections, and financial reports.
  • Flexible with moving priorities and deadlines.
  • Proficient in MS Office; Word, Excel and Outlook-Calendar
  • Self-Motivated and ability to prioritize tasks and projects with limited direction and time constraints and meet deadline.
  • A good culture fit: Professional presence, open-minded, positive attitude, and team player
  • Familiarity with Yardi or other management tracking software.

 

The role will include a limited amount of travel to specific properties and will accommodate a mix of work-from-home and in-office headquarters in Woodbury, NY.
