The Company: PassiveInvesting.com, a Carolina-based private real estate investment firm, is seeking to hire a new Acquisitions Associate to provide active boots on the ground Multifamily Acquisitions facilitation in Texas.

PassiveInvesting.com is an investment firm focused on Multifamily Real Estate, Self-Storage, and other risk adjusted asset classes. Our current portfolio comprises $1B+ in AUM and over 6,000 doors under management. 

PassiveInvesting.com is entrepreneurial by nature and looking for a motivated, self-starter that thrives in a fast-paced, transaction-oriented environment. We will have acquired about $500mm in multifamily in 2021.

Position Summary: Serve as a critical member of PassiveInvesting.com’s acquisition team on multifamily acquisitions, reporting directly to the Director of Acquisitions. Provide deal sourcing, financial modeling, deal underwriting and analysis, market research, some transaction due diligence, and investment memorandums for acquisitions. This position is highly entrepreneurial that will require an individual to be self-motivated. The individual will have support from our Asset Management and Property Management team, as well as with analyst support. The individual will focus on specific markets and ideally be based in the Houston or Dallas area markets of Texas. However qualified candidates within any of the larger markets within Texas will be considered.

Responsibilities:           

  • Develop and maintain relationships with industry professionals including brokers, sellers, debt providers.
  • Source acquisition opportunities that fit PassiveInvesting.com in Texas
  • Prepare acquisition financial models, conduct market research.
  • Evaluate local market drivers including supply, demand, demographics, rental and absorption trends, cap rates and comparable sales data.
  • Perform due diligence activities.
  • Prepare and review lender due diligence requests, loan documents and other financing activities.
  • Travel is required to stay on top of various market trends, tour properties, and develop relationships with brokers.

 

Qualifications:  Must have 2-5 years (minimum) years of related experience in the commercial real estate industry performing research, underwriting, valuation, due diligence and analysis.

 

  • Strong finance, modeling and analytical abilities
  • BS/BA degree from an accredited college/university with a strong academic or work background in financial analysis, mathematics, accounting.
  • Effective verbal and written communication abilities.
  • Self-starter able to track down and analyze information and overcome obstacles to accomplish objectives.
  • Strong computer skills, including MS Office particularly Excel
  • Flexibility to work on multiple projects and to prioritize work without intensive direction from supervisors.
  • Ability to work effectively/collaboratively across the organization.
  • Capability to independently underwrite real estate acquisition opportunities
  • Track record of executing in a timely manner given the transaction-oriented nature of the role
