JOB SUMMARY

Asset Performance & Energy Excellence (APEX) Director

As the world's largest manager of commercial buildings, we take proactive measures to make our and our clients' properties more environmentally sound. We have adopted a science-based greenhouse gas (GHG) emissions reduction target to significantly reduce the emissions generated through our operations and by the properties we manage. Our end-to-end decarbonization strategy addresses all emissions scopes and a clear strategy to help our clients achieve their climate commitments. Within this decarbonization approach, operational efficiency and energy management is the first step.

CBRE's APEX program delivers an integrated, data-driven approach to turn-key asset management and energy excellence. The program reduces the cost to operate, maintain, repair and upgrade assets within a client portfolio by combining CBRE's best-in-class asset strategy and solutioning, asset analytics, utility and energy management, remote monitoring and smart building, capital deployment, portfolio decarbonization solutions and facilities management optimization.

This role will be focused on a large commercial portfolio supporting a client with very ambitious and public climate commitments. The objective of this role is to lead an APEX strategy and program within a large client portfolio and drive significant, measurable results.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Leading CBRE's Asset Performance and Energy Excellence team dedicated to a client real estate portfolio:
  • Oversight of asset data collection activities and validation by others and reporting on progress
  • Programmatic management of an asset capital planning platform with respect to strategy and data governance development of business cases for funding approvals, coordination with Facilities Management (FM) team including platforms such as computer maintenance management systems (CMMS), CBRE project management, and third party vendors on implementation and ongoing asset replacement plans
  • Systems (BMS), implementing client BMS standards, and actively using available building analytics platforms, and integrated BMS systems and platforms
  • Collaborate with CBRE's APEX platform team to continuously improve the program and bring in outside support when necessary

Leading the client-facing energy and sustainability management team
  • Direct reporting management for the client-dedicated energy and sustainability manager
  • Responsible for setting overall strategy and approach with key client stakeholders
  • Accountable for compliance with E&S KPIs including monthly reporting to client platforms
  • Collaborate with CBRE's global Energy and Sustainability platform and sector lead to identify and drive strategic growth opportunities

Client-dedicated account team leadership
  • Collaborate with the Alliance Director, FM lead, Engineering lead, and other functional leadership on strategic direction and client initiatives
  • Active contribution and participation in client reporting and quarterly business reviews
  • Contribute to account team culture as a leader through mentorship, account events, presentations, etc.

CBRE Global Asset Performance and Energy Management (APEX) and E&S leadership
  • Collaborate with global APEX leads to assess performance of the client-based program and identify opportunities for improvement and growth
  • Support APEX leadership and other client account leads with lessons learned and best practices that can be applied globally
  • Participate in and contribute to global knowledge exchange calls and forums to learn from and educate CBRE colleagues and peers
  • Actively contribute to external comms and marketing efforts such as writing articles, speaking opportunities, and other thought leadership

SUPERVISORY RESPONSIBILITIES

Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from four-year College or university. Minimum of eight years of related experience and/or training. Minimum six years of managerial experience preferred.

CERTIFICATES and/or LICENSES

CEM, PE and LEED accreditation preferred.

COMMUNICATION SKILLS

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles. Ability to calculate complex Page 3 figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

OTHER SKILLS and/or ABILITIES

Carbon footprint reporting experience or training preferred. Training and accreditation part of development and performance management requirements.

SCOPE OF RESPONSIBILITY

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
