The Kane Company is seeking a Senior Property Manager who will oversee all aspects of a portfolio of office and industrial commercial properties, including operations, construction, and financial oversight.

Job Description:

  • Oversee day-to-day operational management of buildings and execution of budgets and business plans for leasing, capital improvements, etc.
  • Assist in capital transactions during due diligence for acquisitions, dispositions, and refinancings.
  • Achieve customer service excellence by responding to tenant needs and ensuring that administrative and building technical staff resolve problems promptly to ensure tenant satisfaction.
  • Develop annual budgets for operating and capital expenses, focusing on increasing revenues and maximizing the value of the property.
  • Prepare and deliver timely and accurate financial investor reporting to include management narratives and variance reporting.
  • Manage payables consistent with approved budgets by reviewing and approving all invoices related to operating and capital expenses.
  • Assist the Director of Brokerage Relations with all leasing activity including financial analysis of prospective lease deals, tenant lease negotiations, and ensure tenants meet all obligations under the leases.
  • Understand lease language to ensure landlord and tenant compliance and maintain knowledge of key lease dates as they relate to extensions and terminations.
  • Assure vacant spaces and common areas are in show-ready condition
  • Represent Landlord in building construction, capital improvement, and tenant fit-up projects. Identify and/or approve opportunities for alterations, upgrades, and reconditioning of properties
  • Contract with vendors for routine work using a competitive bid process and negotiate contracts for property-level services and capital improvements while maintaining strong vendor relationships
  • Coordinate tenant move-ins and move-outs and conduct final move-out inspections.
  • Manage aged receivables and escalate overdue rent as necessary.
  • Review and approve annual operating expense reconciliations provided by the accounting department.
  • Performs other duties as assigned.

Qualifications:

  • Bachelor's degree (BA/BS) from a four-year college or university.
  • Minimum of six years of related experience.
  • Ability to provide timely, reliable, and courteous service to tenants.
  • Requires advanced knowledge of financial terms and principles
  • Excellent written and verbal communication skills.
  • Ability to understand and interpret commercial leases
  • Strong organizational and time management skills
  • Ability to multi-task in a high-volume environment
  • Experience with Yardi and VTS is preferred.
