DESCRIPTION

 

WGP is currently looking to hire an Asset Management Associate to help build and strengthen the Company’s portfolio management. This individual will report to and work directly alongside WGP’s two Co-Founders / Managing Principals and play a crucial role in expanding WGP’s multifamily investment platform. The position is ideal for someone who has proven they can thrive in an entrepreneurial, fast-paced environment and is eager to play a key role within a young, rapidly growing organization. The role’s main responsibility will be to oversee WGP’s portfolio of multifamily properties but the individual will also be exposed to all facets of the company’s business including acquisitions, dispositions and investor relations.

 

KEY RESPONSIBILITIES INCLUDE:

 

  • Asset management of WGP’s multifamily portfolio
  • Implementation of the company’s business plan and budget for each property within the portfolio
  • Oversee 3rd party property management firms to ensure optimal property performance
  • Implement and monitor capital improvement projects for each property by maintaining detailed tracking schedules of interior/exterior renovation progress, invoice receipt/payment and overall costs vs. budget
  • Act as the main point of contact with general contractors and other vendors utilized in major capital improvement projects
  • Generate and manage construction draw processes with lenders and confirm timely payments to vendors and/or reimbursements to properties
  • Analyze monthly property financials and weekly performance metrics in pursuit of maximizing revenue and minimizing expenses
  • Provide recommendations and implement changes for financial and property-level improvements based on thorough analysis and experience
  • Prepare narratives and financials for investor reporting
  • Problem-solve property and portfolio level issues should they arise, through research, analysis and implementation
  • Assist in conducting due diligence and financial modeling for new acquisitions and dispositions

 

SKILLS & QUALIFICATIONS:

 

  • At least three to five (3-5) years of commercial real estate experience, preferably through an asset management capacity within the multifamily industry
  • Undergraduate degree in accounting, finance or a related field required
  • Demonstrated understanding and real work experience in accounting and/or finance preferred
  • Significant Microsoft Excel experience and proficient knowledge of all other Microsoft Office Products including Word, Outlook and PowerPoint
  • Experience working with property management software such as Yardi and AppFolio a plus
  • Demonstrated ability to consistently produce in a fast-paced environment without sacrificing attention to detail
  • A reputation as a highly organized self-starter who is resourceful and eager to collaborate with internal and external teams
  • Dedicated to building a career in real estate
  • Exceptional written and verbal communication skills

 

OTHER DETAILS:

 

  • Timing is immediate
  • Compensation will be commensurate with the market and the individual’s experience
  • Location is Manhattan Beach, CA but the candidate will be required to periodically travel to the Company’s assets in Arizona, New Mexico, Missouri and other future locations
