Company Overview:

Our client, together with its affiliates, manages private equity, credit capital, and real estate with aggregate assets under management totaling more than $30.0 billion. The firm manages six private equity funds and multiple co invest entities, credit funds, and a real estate fund and two REITs. The firm’s real estate platform targets operationally critical industrial and life science real estate primarily leased to sponsor-backed, non-investment grade tenants in defensive industries that are well researched by our client. The investments are typically 15-to- 20-year non-cancellable absolute net sale-leasebacks with growing contractual cash flows. The firm owns 17 million square feet across 160 properties and is launching its second private fund in March which will likely double the number of assets over the next three years. The team’s mission is to be best in class among alternative asset managers as measured by returns, control of risk, service to our investors and the quality of the businesses they build.

 

Position Overview:

The Asset Management Analyst will assist the acquisitions team with the 3rd party reports during due diligence, including commissioning and reviewing the property condition and phase I reports. Manage the acquisition and ongoing insurance review process. Manage acquisition and loan closing processes. Create lease and loan abstracts upon asset purchase. Monitor tenant’s credit and asset criticality. Assist with the team’s ESG program. Review ad hoc tenant requests (e.g., alterations, change of control, easements). Ensure loan and lease compliance. Assist with budgeting and managing properties that are not leased as triple net. Assist with ongoing cash flow modeling. Assist in preparing and updating quarterly valuation models. Perform market/submarket research. Review tenant billbacks for impositions and tenant related requests. Schedule annual lender inspections. Responsible for property related filings, questionnaires, and tracking. Assist with the repositioning and disposition of assets. Assist in the loan defeasance process. Create reports for senior management including quarterly deal and market performance as well as ad hoc reports. Assist with any other special projects that may arise. Be proactive in streamlining current processes.


Qualifications:

  • GPA 3.5+
  • 1 2 years of real estate experience
