We are currently seeking a Property Manager who will manage all aspects of Building Operations for assigned properties while driving operational efficiency. 

 

RESPONSIBILITIES

  • Responsible for the overall operational and financial goals of property. 
  • Develop, forecast, and manage annual operating and capital budgets. Provide recommendations for capital and project budgets and operating expenses. 
  • Conduct monthly financial reviews; reviews monthly statements with budget/forecast versus actual amounts.  
  • Oversees multi-year forecasting / modeling.
  • Establishes short- and long-range plans to include renovation or maintenance projects.
  • Monitor asset's performance as compared to company's performance standards and budget. 
  • Complete, in conjunction with company’s project managers, authorized Capital projects per capital expenditure budget and monitors expenditure and timeliness of capital spend. 
  • Monitor collections of all property revenue sources. 
  • Ensure training, ethics, and development of onsite employees. Manage all employees to provide the best quality service in our properties. 
  • Establish and measure clear goals and objectives in support of the priorities of the organization. 
  • Review and oversee tenant welcome packets, tenant memorandum, correspondence and tenant and employee handbooks. 
  • Manages all employees to provide the best quality service in our properties.
  • Maintains high customer satisfaction. 
  • Continuously identify all operating risks, including environmental, health & safety, and discusses solutions with management.
  • Insure daily inspections are performed by building staff of the Building’s public and tenant areas. 
  • Oversee and coordinate lease review and special arrangements for tenants, including TI process and notice provisions.
  • Knowledge of construction to supervise and coordinate all construction work to insure that all alterations are performed in accordance with building standards and local code requirements.
  • Report to Portfolio Manager in timely manner any discrepancies above the projected expenses, monitoring of asset performance, financial results and execution of business plans. 

 

REQUIRED SKILLS/ABILITIES 

  • Possess college degree; and/or related accredited designation preferred. 
  • Minimum of ten (10) years property, maintenance and construction experience. 
  • Minimum of ten (10) years supervisory and management experience, including knowledge of property accounting, operations, leasing, and risk assessment. 
  • Capable of reading, analyzing, and understanding business documents; financial statements, lease and contracts.  
  • Thrive in a fast-paced environment.
  • Basic understanding of electrical/mechanical and other operating systems to run office buildings. 
  • Ability to provide effective leadership and communication skills to the property team and upwards to management and ownership. 
  • Computer literacy required; Microsoft Word, Excel, Outlook, Yardi, and Building Engines. 
  • Have sufficient knowledge of construction to supervise and coordinate all construction work to insure that all alterations are performed in accordance with building standards and local code requirements.  
  • Strong supervisory and administrative skills
