This position is charged with the primary responsibility for operations, maintenance, repairs, and updates of the HVAC systems of all our buildings. The selected candidate will represent Highwoods Properties in a professional manner to customers, vendors, and the general public.  Must be a team player and work with co-workers for the good of Highwoods Properties.

Work Performed:

  • Monitor the building EMS in all buildings to make sure the systems are optimally starting to reach customer comfort level by programmed start time. Check the calibration of the sensors on a scheduled basis.
  • Work with HVAC Manager and Property Managers to keep the five-year Cap-X Plan to date.
  • HVAC Technician to make repairs, modifications, and alterations to building systems where control function alters the mechanical operation.
  • This position will provide technical guidance for lowered skilled employees.
  • Make scheduled and program changes to the various functional systems to provide the most effective and efficient building environment.
  • Perform planned maintenance based on the manufacturer's recommendation on all systems.
  • Promote the conservation of energy through proper maintenance of equipment, energy management programs, and special lighting programs.  Establish methods of tracking energy consumption. 
  • Organize, maintain and ensure that the HVAC shop areas are well-stocked, tools/equipment are in place, and the general condition of the area is neat and clean.
  • Handle other duties as may be assigned from time to time by the HVAC Manager such as major Cap-X projects

Job Requirements:

Documented training/certification/license in one or more of the following fields: 

  • EPA Certified
  • Electrical
  • Plumbing
  • Mechanical
  • Roofing
  • Life Safety

Be available for emergency calls at night, on weekends, and on holidays.
Fundamental knowledge of state and local building codes.
Maintain a current GA Driver’s License.

This position requires work within GSA leased space; therefore a government background check and clearance will be required.

Education:

A minimum of 2 years of education from one of the following:
State, county, or local governmental agency, Approved/sanctioned Technical Institution and/or
College or University In one or more of the following fields:

  • Electrical
  • Construction
  • Roofing
  • Building Life Safety Systems
  • Plumbing
  • Carpentry
  • Mechanical

Alternatively, an equivalent on-the-job training in one or more of the above-listed fields consisting of a minimum of 36 consecutive months.

Systems Maintenance Administrator or Systems Maintenance Technician designation underway through BOMA (or IREM Designation)

Experience:

Eight or more years of progressively responsible experience in HVAC and building systems engineering, including some supervisory experience.  Strong communications and mentoring skills are highly desirable.


WORK ENVIRONMENT:

While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold/hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.

The physical demands described here are representative of those required by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision; and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.
