TRG is an affiliate of Tides Equities who manages all 3 markets in conjunction with their AM team. We focus on investments in multifamily real estate properties and serves customers throughout the United States.

 

Responsibilities (ongoing and / or one-time):

  • Work in tandem with the current Vice President of Operations to ensure the portfolio operational goals are being achieved monthly, and track performance portfolio wide (renos completed, rents being achieved, financial performance, etc.)
  • Help the team build upon and enhance company culture so TRG is a place that people want to work, grow within, and find both challenging, but rewarding.
  • Processes and Procedures:
    • Assist the current VP of Operations by reviewing what is already in place, while working to enhance current systems, procedures, process, etc.
    • Establish and add new procedures and processes to help solve issues and streamline actions so collective goals can be met and all employees understand what is required of them and what the business objectives are at each site.
    • Help grow upon, tweak, and establish new standards for what expectations are for senior regionals, regional managers, onsite managers, assistant managers, leasing teams, maintenance staff, CMs in each market, etc).
  • Help oversee department projects and initiatives.
  • Evaluate opportunities for expansion, while looking to foster and / or establish new relationships with vendors to enhance financial performance, provide more offerings to residents, and improve the overall living experience for residents.
  • Assist in the implementation and onboarding of new contractors or property vendors.
  • Meet with and participate in phone calls with Tides executives, asset managers, equity partners, lenders, etc.
  • Actively communicate with the Tides team, whether it be regarding performance, new acquistions, site visits, staffing, etc.
  • Oversee the portfolio as a whole and step in to assist with Nadine, senior regionals, and market-specific regionals, etc. when necessary (if a property is underperforming and / or needs more attention, if a manager or regional is “flagged” by Tides, etc.)
  • Assist regionals and senior regionals in staffing decisions for onsite teams, issues, placement or relocating of employees, etc., while communicating with Tides to get the final sign off before changes are implemented.
  • Ensure that senior regional managers and their regionals are achieving operational objectives on a daily, monthly, and quarterly basis, while identifying issues and helping address them in a proactive manner within each market’s leadership team.
  • Ensure that senior regional managers receive the necessary support from TRG corporate, while they are leading their teams in a professional manner, are achieving expectations communicated with them, while they have the resources necessary to do their job to the maximum (proper number of regionals, CM, reno GCs, regional maintenance supervisor, etc.) .
  • Help set goals for senior regional managers, their regional managers, etc., while reviewing and tracking goals that they have set for onsite teams.
  • Actively evaluate vendors and ensure that each market’s corporate team has services bid out regularly to improve pricing on services.
  • Ensure that new acquistions are adequately staffed and we continue to staff for both onsite teams and the corporate in each market. Should always be hiring!
  • Conduct in person portfolio visits with each senior regional monthly / quarterly.
  • Oversee the process to execute and implement budgets, implement variance reports, an enhanced policy and procedures manual, safety risk manuals, invoicing and accounting procedures, marketing procedures, etc.
  • Work with existing leadership to establish a training system for current and new employees on both the onsite and corporate level.
  • Assist in growing the rolodex of property vendors and general contractors across the portfolio.
  • Participate in annual reviews for corporate leadership team members.
  • Constantly evaluate the overall state of the company and determine where improvements can be made, while enhancing what is already working well.

 

Desired Skills, Experience, and Qualifications:

  • Undergraduate degree from a four-year university.
  • 4+ years of relevant executive level leadership experience in property management, with a focus in multifamily.
  • Quantitative and analytical skills to effectively prioritize and manage multiple projects simultaneously.
  • Experience in effectively communicating with owners, partners, consultants, legal professionals, lenders, etc.
  • Ability to effectively manage, motivate and develop team members.
  • Flexibility to travel throughout the month when necessary (TX and NV being the current markets outside of AZ).
  • Preferrable to have a real estate sales license
  • Knowledge and prior experience with yardi and appfolio are preferred.
