KEY RESPONSIBILITIES
- Perform ad hoc financial analysis/modeling, including discounted cash flows, asset valuations, and cost-benefit calculations. This includes pro-forma creation within Excel and strategic scenario analysis for sell/hold recommendations. Candidate must be proficient in Argus
- Preparation and maintenance of monthly asset management reports and consolidation and review of annual operating budgets on property and portfolio level
- Assist in onboarding of asset management and maintain the accuracy of the same
- Conduct market and submarket analysis and reporting on rents, competition demographics, supply and demand drivers
- Assist in preparation of investor reporting, including quarterly updates and responding to specific investor requests
- Various analyses of accounting reporting, real estate taxes, and property info. etc.
- Assistance with implementation of internal asset management system development/enhancements
- Build pro forma property valuation models "from scratch" using Excel and/or Argus for all property types and varying ownership structures and business objectives; maintain and update Excel/Argus models on a quarterly basis or as otherwise necessary to monitor asset performance.
- Prepare recurring monthly and quarterly reporting for distribution to senior management and investment partners.
- creation of annual business plans and quarterly re-forecasting for assets as needed and the implementation of value-added strategies within the portfolio.
- Monitor the financial performance of each asset relative to internal forecasts and debt requirements.
- Support the investments team with due diligence and expense assumptions as they evaluate new acquisitions.
- Update processes, procedures, and best practices where necessary.
- Serve as a key member of the Asset Management group in evaluating and analyzing a portfolio of industrial, retail, office, residential, hotel, and mixed-use assets.
- Other tasks and projects as assigned by management.
