WHAT WE ARE LOOKING FOR:

Director of Physical Asset Services establishes and oversees the daily and long-term strategic management of SMC's physical assets through the Engineering and Service teams. This position establishes service standards, policies, and processes, and monitors the asset lifecycle by planning, developing, organizing, implementing, evaluating, and directing the Physical Asset Services team.

 

Experience with maintenance facilitation, training and development.

 

WHAT WE EXPECT FROM YOU:

  • Oversee and work with the Physical Asset Services team
  • Provide guiding leadership to all on-site Service Teams
  • Communicate key responsibilities of Service Teams
  • Promote and demonstrate the Mission, Vision and Values of the company
  • Lead and guide the work of Service team members, and establish guidelines for personnel actions, including hiring, training, performance management, and termination for all Service positions
  • Monitor the on-boarding and training of all on-site service personnel. Ensure efficiency of the Service teams through audit and matrix's reviews
  • Ensure our ability to continue growing and developing our current and future Service team members through our MTA and OJT programs
  • Collaborate with the Learning and Development Manager to oversee the Skilled Trades training services provided to SMC team members
  • Provide subject matter expertise in development, implementation, and evaluation of training curriculum
  • Support training to assist with resolution of company-wide audit findings
  • Ensure all supplies and materials are identified, ordered, and maintained as required for technical skills training
  • Ensure the availability of instructor-led classes including basic, advanced, and enhanced maintenance skills
  • Plan, develop, organize, implement, evaluate, and direct special Cap-X projects utilizing the Service teams
  • Review all preventive maintenance schedules for efficiency and effectiveness to ensure apartments homes are inspected regularly to identify current and potential maintenance needs.
  • Establish expectations for completion of general and preventative maintenance and monitor audit results for effectiveness
  • Review the productivity and efficiency of all Service Managers and Lead Tech's then provide recommendations for improvements as applicable
  • Assist with the development and implementation of advanced Physical Asset Training for Field Advisor positions then review annually
  • Assist Field Advisors with Physical Asset challenges as needed
  • Assist with creating a maintenance material standardization process and review annually
  • Review all Project data to ensure value for performance is maintained
  • Assist with the implementation of Utility conservation projects throughout SMC
  • Assist and support the VP of Physical Asset Operations as needed
  • Perform other duties as assigned by VP of Physical Asset Operations
  • Stay abreast of industry trends
  • Contribute to team/company engagement efforts
  • Assist the Lead Field Advisor and team with creating and maintaining a fiscal year Capital Expenditure budget and schedule, identifying deviations and proactively recommends corrective measures to address budget variances. Assist with ensuring realistic project budgets and accurate forecasts
  • Oversee and manage the on-time delivery of various project schedules within approved budget allocations in accordance with SMC plans, standards, reporting, policies, and procedures.
  • Oversee SMC's preventive maintenance programs, as well as develop strategic initiatives and proactive programs to improve service delivery and manage repair issues
  • Develop and oversee reporting tools to assist in management of services, such as work order variance reporting, vendor score card, inventory and other reporting
  • Partner with cross-functional departments to evaluate policies and procedures, continuously improve processes or develop strategies to meet SMC's goals
  • Perform special projects as assigned

    • Must have the ability to read and interpret blueprints
    • Must have strong Project Management skills
    • Must be knowledgeable in building codes and safety regulations
    • Must be licensed in accordance with current applicable standards, codes, labor laws, etc.
    • Must be able to read, write, speak, and understand the English language
    • Must possess the ability to make independent decisions when circumstances warrant such action
    • Proficient with MS office

REQUIREMENTS:
  • Bachelor's degree or equivalent experience
  • Must be an SDI and LC graduate
  • HVAC Certification required
  • Must have 10 years of management experience in the maintenance industry
  • Must have experience in building development, dynamics, and diagnostics
