Waldorf Capital Management LLC is a private real estate developer, investment manager and real estate operator based in Providence, RI. Formed in 2008, Waldorf is focused on value-add and opportunistic investments in commercial real estate assets in the northeastern United States. Waldorf seeks opportunities to develop, redevelop, and reposition underutilized commercial real estate.

 

Waldorf is a vertically integrated real estate operator, with affiliates providing consulting, asset management, property management, brokerage, and fee for development services.

Since 2008, Waldorf and its affiliates have acquired and re-developed more than $100 million of mixed-use, multifamily and office properties, which includes well over 500 residential units. Waldorf’s senior management team has collectively sponsored over $1 billion in real estate transactions over the last twenty years and have served in an advisory or consulting role on more than $10 billion of real estate transactions.

 

As an ideal candidate for this Analyst opportunity, you should have:

  • 3-5 years of experience in commercial real estate financial analysis / reporting is required
  • 3-5 years of experience in commercial real estate development or construction is preferred
  • Experience with federal historic tax credits, state tax credits / incentives is preferred
  • Ideal candidate will be highly analytical and skilled in Microsoft Excel
  • Self-motivated and able to maximize time while working individually
  • Results-driven mentality with a high comfort level in client facing meetings

 

Your responsibilities as an Analyst will include:

  • Support senior management in all facets of time sensitive development projects
  • Conduct ad hoc financial modeling, budgeting, sensitivity analyses, and abstracting
  • Analyze project data and administer asset reporting to city, state, and local jurisdictions
  • Administer covenants of tax credit incentives and tax stabilization agreements for compliance
  • Research city, state, and federal tax credit programs to create value for development projects
  • Support team in sourcing and analyzing public and private debt and equity sources
  • Prepare project overviews, executive summaries, and data for lender reporting requirements
  • Analyze contractor pay requisitions for accuracy and track contract change orders
  • Source, compile and coordinate market data comps for senior management and reporting
  • Prepare property financials and project summaries for weekly and monthly meetings
  • Prepare executive summaries and financial modeling for new development proposals
  • Interface with leasing team during pre-leasing, lease-up, and during asset stabilization
  • Analyze offering memorandum materials to identify strong acquisition opportunities
  • Research new CRE investment markets to support team’s vision for growth
  • Expand and solidify relationships within the business community to elevate your role
