Southworth Development is seeking a passionate and process-oriented Project Manager with the drive and experience to manage development projects within the existing Southworth Portfolio in the United States. The Project Manager will possess strategic insight, as well as exceptional leadership skills, creative thinking abilities and a process-driven approach to effecting and implementing initiatives and achieving goals throughout the organization. The Project Manager will be responsible for the daily management of development projects within the Southworth Communities including coordination of planning, design, entitlement, and construction.
The Project Manager will be responsible for implementation of projects directed by the Chief Development Officer, managing schedules, budgets and existing proformas for each project. The Project Manager is responsible for stewarding the due diligence and analysis of each phase of development in the planning and entitlement stages, and will coordinate with General Managers, Construction Managers, and other project level leadership to ensure each project provides the experience and results that represent the Southworth Brand Standard. They will work with the CDO to establish effective metrics to measure the performance of each project, analyzing risks and best management practices that will become the blueprint for implementation of each phase of development.
This role will coordinate with all aspects of development including architects, engineers, governmental planning and administration, contractors, and marketing and sales professionals. This will report directly to the Chief Development Officer and require collaboration with senior leadership to include the Chief Sales Officer, Chief Marketing Officer, and finance and legal teams. You’ll spend your days embedded in the existing projects, working with project level leadership to progress future phases of both residential products, as well as club amenities and other commercial development. You will coordinate with third party consultants, as well as Southworth Development professionals and provide weekly updates to schedule and budget for all active projects.
This role represents Southworth Development with all members and Team Members and is responsible for embodying and consistently communicating Southworth Development’s Vision and Core Values: Deliver Extraordinary, Build Community, Dare to Be Different, and Play to Win. By providing management, planning, coordination, and support for the CDO, the Project Manager manages the day-to-day progress of all projects, to provide a comprehensive view of progress and success. This role requires a gifted communicator who is organized, schedule-oriented, and prepared to developable a chain of accountability that is both clear and consistently upheld among all the parties responsible for the progress of a project and ensure that best practices are being used to provide a fiscally responsible, quality result.
To be successful in this role, the Project Manager must possess and demonstrate a commitment to excellence, integrity, and strong organizational skills. With a great knowledge of the multiple facets required to achieve a successful real estate development project, The Project Manager acts as a conductor of a complex symphony of players all positioned to do their part in the creation of a great composition. The Project Manager must be highly motivated and willing to take responsibility for measured goals, and comfortable working in a fast-paced privately held family business. • The position will be based at Willowbend in Mashpee or in Boston, MA, and requires frequent travel across our locations

Operational/Role-Based:
Strategy and Goal Setting
• Help define and deliver the best management practices for construction of each project, with a clear message and rationale outlining property-level success
• Establish and monitor annual goals for the construction department within Southworth Development; the foundations of which are Operating & Service Excellence (Deliver Extraordinary), Customer Satisfaction (Build Community), Innovation (Dare to Be Different), and Financial Performance (Play to Win).
Execution & Standards
• Develop and enhance the construction process, from engagement in design, planning, preconstruction, budgeting, and building methodology to deliver the best product available in the most efficient manner.
• Focus on creating systemic processes and standards that can scale across properties.
• Build relationships with local and international trades to optimize the construction process.
• Engage with Legal, Operations, Sales, Marketing and Development to develop and engage programs for construction that are applicable to each project and geography.
• Provide continuous feedback and develop action plans with teams if goals are at risk
• Ensure the achievement of operating standards with site inspections and strict enforcement of processes and checklists
• Identify and hire top-tier teams, and support team growth and development both as employees and third-party contractors.
Financial
• Collaborate with CDO & Finance to ensure directives and process have a clear financial goal measurable against other options.
• Participate in monthly financial reviews, identifying key business influencers, explaining variances, and actively managing the business for optimal performance.
• Continually identify ways to deliver exceptional product at an appropriate cost; look for areas to mitigate wastefulness, increase effectiveness, or otherwise improve spend metrics
Personnel Management & Culture
• Serve as coach and mentor to Construction professionals, working directly on the development and upskilling of our people
• Active participation in the recruiting, selection, training, development and retention of property-level construction personnel, and Construction Managers.
• Represent, promote and consistently communicate Southworth Development’s Core Values. “Own” the development and maintenance of a strong culture across the construction team

Education & Experience:
• Bachelor’s degree required
• 5+ year experience in finance, real estate, analysis, or construction. Experience with the specific asset class preferred.
• Analyze data and form conclusions including local development processes, and potential tax incentives.
• Financial Modeling experience within the asset class to provide key metrics on return on investment of projects being considered
Required Skills & Abilities:
• Must be able to track and coordinate complex schedules and multiple scopes of work within a project.
• Must be a strong communicator comfortable discussing and defending decisions, analysis, and recommendations. Able to simply and clearly analyze and present various scenarios, financial packages, and a range of potential outcomes.
• Must possess and demonstrate strong market knowledge and business insight – apply industry expertise and competitive intelligence to strategic planning
• Must possess and demonstrate good instincts, political acumen, social intelligence, and strong communication and collaboration skills
• Must be self-aware and growth-minded: open to feedback, reflection, and continuing education to gain productive insight into strengths and weaknesses
• Must be self-directed and proactive
• A hospitality-focused, people-centric approach and attitude is required
• Knowledge and/or experience of golf/private club communities preferred, not required
Physical Requirements:
• Flexible and long hours sometimes required
• Prolonged periods of sitting at a desk and working on a computer
