Acquisitions Associate

Intercontinental Real Estate Corp. is headquartered in Boston, MA and manages a portfolio in excess of $12 billion for its clients. Its flagship fund, U.S. Real Estate Investment Fund (US REIF), is an open-ended, fully discretionary, commingled fund that is diversified both by property type and by geography. Fund strategies actively seek opportunities to invest in both Core and Core-Plus properties and development projects.

JOB PURPOSE: Based in Los Angeles (Sherman Oaks)

We are seeking an Acquisitions Associate with 4-6 years of professional experience including a minimum of 2 years of commercial real estate experience.  Property type focus will be broad including multifamily, industrial, office, retail, other alternative property sectors as well as development projects. Geographic focus is major Western Region markets. We pursue both joint venture and direct investments. The Associate will be a member of the Western Region Acquisitions Team.

DUTIES AND RESPONSIBILITIES: 

• Screen potential joint venture and direct investments to determine fit with Intercontinental’s investment objectives and guidelines. Research and recommend opportunities to pursue.
• Prepare financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, and application of valuation methods using a combination of Argus and Excel.
• Perform market research for capital market conditions, submarkets and properties.  Based on the research, recommend and implement assumptions for models as well as prepare periodic presentations.
• Generate investment memoranda for deal pipeline meetings and investment committee.
• Coordinate due diligence and closing process including third party reports, property level information and debt financing .
• Sporadic market and property visits in the Western United States.
• Portfolio management of existing investments as needed and including investment/quarterly monitoring and hold-sell recommendations.
• Communicate with real estate brokers to receive offering summaries and schedule property tours.

QUALIFICATIONS:

• BA/BS degree in Finance, Real Estate or Economics.
• 4-6 years of professional experience with a minimum of 2 years of real estate analysis / underwriting / valuation experience.
• Ability to underwrite a broad range of asset classes, including multifamily, office, retail and industrial properties as well as development projects.
• Advance/Expert level skills in Argus and creating and using financial models in Excel.
• Strong analytical, writing and verbal skills with the capacity to convey observations into supportable conclusions and recommendations.
• Self-motivated, strong organizational and multi-tasking skills and attention to detail.
• Ability to succeed in an entrepreneurial and small, dynamic team environment and proactively take on additional tasks and responsibilities that may arise.
