The Role:

Under the direction of and working with the South Region Regional and Acquisition Director, conduct research and perform financial underwriting analysis for potential real estate transactions including property purchases, property sales, asset management decisions and mortgage related decisions.

 

The successful candidate also will be a team player with a passion for real estate investing who thrives in a dynamic, entrepreneurial, and transparent environment.

 

Responsibilities: Grade 310

  1. Develop financial models and provide analysis for real estate proposals to determine their suitability for investment. Primary      emphasis is on financial analysis including lease-by-lease analysis, partnership modeling, and analysis of leverage. Other duties may include evaluation of the developer, the specific site, area demographics, and economic conditions.
  2.  Assist asset managers with financial analysis as it relates to their portfolios and perform hold/sell analyses for annual business plans.
  3.  Maintain and grow knowledge of target markets with respect to potential for real estate investment.
  4.  Travel to target markets and specific project locations as needed.

 

Requirements/Experience: Grade 310

  1. Bachelor’s degree in business administration, economics, finance, or a related field required. Master’s degree preferred.
  2. Two to three years relevant real estate experience. 
  3. Proficiency in the use of Argus Enterprise preferred.
  4. Ability to understand the financial structure and terms of real estate investments through the analysis of joint venture agreements, operating statements, balance sheets, budgets and closing documents.
  5. Knowledge of commercial leases preferred.
  6. Excellent analytical skills required.
  7. Excellent oral and written communication skills required.
  8. Ability to work independently and in a team environment while meeting deadlines.

  1. Analyze real estate proposals to determine their suitability for investment. Primary emphasis is on financial analysis including lease-by-lease analysis, partnership modeling and analysis of leverage. Other duties include evaluation of the developer, the specific site, area demographics and economic conditions.
  2. Assist with the financial analysis of and recommendations for asset management-related decisions such as lease negotiations, mortgage negotiations, property sales and capital improvement programs.
  3. Develop real estate market knowledge of target markets with respect to potential for real estate acquisitions or development. Track real estate sales activity and changes in supply of real estate.
  4. Assist with preparing approval memos and investment briefs relating to new investments or asset management projects.
  5. Assist acquisitions officers and asset management officers with the oversight of the due diligence and closing processes for purchases and sales.
  6. Assist asset managers with financial analysis as it relates to their portfolios and perform hold/sell analyses for annual business plans.
  7. Travel to target markets and specific project locations as needed.

 

Requirements/Experience: Grade 311

  1. Bachelor’s degree in business administration, economics, finance, or a related field required. Master’s degree preferred.
  2. Three to five years real estate investment analyst experience required.
  3. Proficiency in the use of Microsoft Excel and Argus Enterprise.
  4. Ability to understand the financial structure and terms of real estate investments through the analysis of joint venture agreements, operating statements, balance sheets, budgets and closing documents.
  5. Knowledge of commercial leases required.
  6. Excellent analytical skills required.
  7. Excellent oral and written communication skills required as well as strong organizational skills and a high degree of accuracy and attention to detail required.
  8. Ability to work independently and in a team environment while meeting deadlines.
