Hawthorne Residential Partners is a privately held, North Carolina based apartment investment and management company with over 45,000 apartments (160+ properties) located throughout the Southeast and Texas.  Hawthorne’s current investment strategy is focused on acquiring value-add, core and core-plus multifamily in our target markets.

 

SUMMARY OF FUNCTIONS:

 

The Asset Manager is responsible for financial performance, investment strategy oversight and execution, cash flow management and reporting of Hawthorne’s institutionally owned (non-development) assets. The Asset Manager will collaborate with Hawthorne’s Investment, Operations, Accounting and Property Improvements Teams in the oversight of Hawthorne’s owned assets, with the overall goal of optimizing asset performance. The position plays an integral role in developing and executing property specific strategies, analyzing major decisions and how they impact value, performing major feasibility studies and evaluating property level performance against proforma.

 

LOCATION: This position will be located in Hawthorne’s Charlotte office.

 

MAJOR DUTIES AND RESPONSIBILITIES

1.Acquisitions:

  • Input on strategy, budgeting and capital plans
  • Review of Operating & Renovation Budgets
  • Asset Onboarding

2.Asset Strategy:

  • Implementation and execution of investment strategies and capital projects
  • Prepare and implement annual business plans/budgets
  • Prepare monthly asset management/performance reporting for review by management and presentation to external stakeholders
  • Cash Flow Management
  • Operations Oversight
  • Return Analysis

3.Institutional Investor Relations:

  • Assists with Investor Relationship Management
  • Oversight of Investor Cash Flow Management, Reporting & Accounting

4.Dispositions:

  • Disposition Analysis/Evaluation
  • Disposition Preparation

 

SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS:

  • Bachelor’s Degree in Finance or a related field with a minimum 3+ years of experience with direct responsibility for multifamily asset management in the Southeast
  • Prior asset management, investment banking, private equity experience is a plus
  • Advanced knowledge of real estate financial modeling
  • Advance knowledge of apartment exterior and interior renovations
  • Strong understanding of key investment and operational metrics
  • Strong proficiency with MS Excel, Yardi, Yieldstar
  • Strong attention to detail
  • Ability to manage multiple, competing priorities in a fast-paced environment
  • Exceptional communication skills and the ability to collaborate across multiple internal and external stakeholders
  • Highly motivated, self-starter who can work well both individually and as a part of a team
  • Travel is required
