POSITION SUMMARY:
Provide research and analysis to COPT’s Corporate functions including the Executive Team, Investments/Capital Markets, Investor Relations, and Asset Management.
ESSENTIAL FUNCTIONS:
- Executive Information Analysis -
- Assist Executive Team with preparation of quarterly reporting. Analyze quarterly data for trends, historical comparisons and other relevant statistics on financial results, leasing metrics, occupancy and lease expirations.
- Coordinate with other departments to ensure data integrity and make corrections as needed.
- Perform ad hoc analysis as requested by Executive team.
- Investments/Capital Markets -
- Liaise with FP&A and others to prepare and analyze acquisition and disposition opportunities.
- Develop and maintain knowledge of transactions and cap rates in existing and potential markets, and for similar properties across U.S. Create and maintain database, and report monthly updates to Executives.
- Maintain valuation model assumptions for existing portfolio.
- Prepare or assist in the preparation of Investment Committee memorandum’s as appropriate.
- Assist in due diligence efforts on acquisitions and new market opportunities.
- Maintain awareness of market opportunities that fit company strategic profile and assist Chief Business Officer in analysis of potential expansion markets.
- Investor Relations Research and Analysis -
- Research and report demand driver activity and develop or enhance reporting metrics.
- Maintain target data set summaries and develop reports to communicate changes/updates quarterly.
- Assist in preparation of quarterly reporting materials.
- Develop and maintain materials for periodic investor tours and conferences.
- Review competitor reporting and develop comparisons to COPT data points.
- Ad hoc analysis as requested.
- Asset Management -
- Assist Asset Management team with complex transaction analysis.
- Develop or enhance tools for tracking/analyzing lease activity for new and renewal leasing, report results to COO.
- Assist with annual leasing budget preparation and quarterly reforecast.
SECONDARY RESPONSIBILITIES:
- Participate in special projects as assigned.
- Perform other job-related duties as assigned.
QUALIFICATIONS:
Education - Bachelor Degree in Finance, Accounting, Economics or other related field.
Professional Experience - 3-5 years of real estate investment banking or real estate investment experience.
Computer Skills -
- PC proficiency including Microsoft Office applications (Word, Excel, PowerPoint, Outlook, etc.) and Argus Enterprise.
- Ability to adapt to new or changing software programs.
- Experience utilizing financial analysis software preferred.
Mobility - Travel to tour properties, attend meetings, etc.
Other Requirements -
- Demonstrated knowledge of financial theories, principles, and concepts.
- Very strong analytical, written/oral communication and interpersonal skills.
- Ability to analyze business conditions.
- Ability to problem-solve, research, and collect and analyze data.
