About McCourt Partners

McCourt Partners is a full-service real estate development, investment, and management firm with over $1 billion of permanent capital dedicated to real estate strategies. Our portfolio of projects spans the globe, including investments in flagship projects in New York, Los Angeles, London, and Dallas. We oversee the development process from the perspective of an owner and an investor. Our team has successfully planned, designed, and constructed over 30 million square feet of office, hotel, residential, and mixed-use projects with a total value of over $30 billion. Together, we have extensive experience in transformative, large-scale complex projects that leverage deep relationships with real estate advisors, contractors, and government entities.

We seek opportunities with upside that can be unlocked with patient capital and creative business plan execution. Our investment team has extensive experience in premier gateway cities, as well as high-growth markets in Texas and South Florida. With an indefinite duration, we’re well positioned to deliver compounding returns through unique opportunities such as existing income-producing properties with long-term redevelopment potential, and under-utilized sites that require time and land-use expertise to perfect entitlements for their highest and best use.

McCourt Partners is looking for an analytical, inquisitive, and strong-minded Associate to help expand our real estate efforts. The Associate, with approximately 3 to 5 years of experience in alternative investments and 2+ years of management experience, will be responsible for independently running and managing deal processes, reviewing acquisitions, and spearheading all Real Estate team initiatives. • Develop a strong network to seek off-market real estate transactions.
  • Conduct in-depth valuation analysis of real estate assets and portfolios as well as due diligence on a wide range of opportunities. Assist in the financing, structuring, and overall execution of transactions.
  • Prepare cash flow models, incorporating analyses such as distribution waterfalls, sensitivity matrices, IRR, and NPV
  • Continuously refine revenue, cost and exit assumptions for ongoing and prospective developments.
  • Conduct and present analysis regarding potential acquisition opportunities, debt financing terms, and development activities to the senior management team.
  • Prepare investment committee memos, confidential information memorandums, presentations, internal briefs, and related support material.
  • Support annual and long-range strategic planning process at the property and fund level.
  • Perform financial analysis, strategic business analysis and detailed industry research.
  • The role is analytically intensive, and the ability to quickly understand and distill complex information into useful takeaways is critical; as is the ability to interpret broad themes and strategies, and to present such themes and findings in a thoughtful and polished manner.
  • Create a relationship of trust by delivering accessible, efficient, and reliable services and products for internal and external stakeholders.
  • Encourage open communication and build consensus. Use tact and discretion in dealing with sensitive information, and keep stakeholders informed of decisions and directives as appropriate.
  • Conduct business with an understanding and respect for the differences in customs, laws, regulations, and business operations among different jurisdictions, and cultures.
  • Recognize personal bias and others’ tendency toward bias and take measures to mitigate the influence of bias in business decisions.
  • Motivate and empower staff and foster a collaborative approach across the department and organization.
  • Empower all employees to report unethical behavior or conflicts of interest without fear of retaliation.

Ideal Candidate:
