CLASS TITLE: Senior Asset Manager

GENERAL NATURE & SCOPE OF WORK
Under general direction of the Director of Asset Management, Senior Asset Manager is responsible to oversee management of the affordable housing operating property assets within the LINC portfolio, ensuring compliance with financial, contractual and legal requirements. Supervise and monitor the day-to-day/month-to-month effectiveness of property management company, both operations and compliance with standard practices. As the most senior asset management role, will supervise and direct work of Associate/ Asset Manager.
ILLUSTRATIVE EXAMPLES OF WORK/ESSENTIAL FUNCTIONS
- Supervise and direct Asset Management staff; train staff in asset management; manages workload in department
- Supervise and monitor the day-to-day/month-to-month effectiveness of property Management Company, both operations and compliance with standard practices.
- Assist with resolving performance issues with property management.
- Provide timely instructions to property Management Company, communicate effectively through both verbal and written communication.
- Review audits and year-end tax returns.
- Oversee preparation of property tax exemptions.
- Monitor properties for adequate insurance.
- Directly oversees or manages the most complex, issue laden properties in the portfolio
- Assist in documentation and ensures implementation of new policies for the Asset Management function
- Provide significant input and recommendations to Housing Development department for new projects regarding operating financials, compliance matters and related issues; involved in up-front development of properties.
- Work with Senior Accountant Properties and Asset Manager to provide direction and feedback to Property Manager as to following procedure requirements of property documents.
- Perform site visits to properties and oversees site visits of Associates/Asset Manager; audits and monitors compliance and operational issues.

Knowledge of:
- Fair Housing laws, mobile home laws, property management /operations
- Bond financing and tax credits in affordable housing market
- Employee management practices
Skill Level:
- Excellent mathematical, writing and communication skills
- Excellent analytical skills for financial and industry data
- Proficient in the use of personal computers and related software applications
- Excellent interpersonal skills for establishing and maintaining effective working relationships with internal departments, investors, property management companies, CPAs, consultants, and the public
- Attention to detail
Ability to:
- Read and interpret financial statements, tax returns
- Develop, prepare, and manage property budgets
- Understand and interpret proformas
- Efficiently organize complex and variable data, prepare for presentations

- Independently manage oversight of property management companies
- Manage, supervise and develop staff
EDUCATION & EXPERIENCE
A combination of education and related experience may substitute for education requirements:
- BA in Accounting or Business, or related field and
- 7-10 years’ experience in managing real estate/rental property operations
