Description


Project The Wild Dunes Phase 2 Hotel is a 153 key full service hotel planned for development on approximately 4 acres in the core of the resort at Wild Dunes. The project contains approximately 175,000 gross buildable square feet as well as approximately 50,000 gross buildable square feet of structured parking. The program includes a new resort dedicated arrival gate and welcome center, approximately 30,000 square feet of event space, a 13,000 square foot spa with 14 treatment rooms, a 2,500 square foot fitness center, a 5,000 square foot restaurant pavilion and a new pool, splash pad and cabanas.   The Project is an expansion to the existing Wild Dunes Resort, the existing Resort assets consist of:  
  • 93 hotel keys in the AAA Four Diamond Boardwalk Inn
  • 15,000 sf of indoor/35,000 sf of outdoor meeting and event space
  • Two Tom Fazio designed 18-hole golf courses
  • 17 world ranked har-tru tennis courts
  • 154 condo hotel keys and 13,700 sf of retail in the village (the "Village or the Plaza )
  • 234 third party rental management units (the Homes & Villas or H&V )
  • 9 F&B outlets including the beachfront Grand Pavilion
  • 7-treatment-room spa, salon and fitness center
  • 1,076 club members   The Resort is managed by Lowe s hotel management subsidiary, Two Roads Hospitality.   Primary Duties and Responsibilities
  • Project-wide responsibility for, hotel programming, design, project budgets, project pro-formas, schedules, owner and investor reporting and project implementation consistent with the project business plan.
  • Assist SVP with any issues related to entitlements and approvals.
  • Assist Lowe construction team with all permit issues as well as negotiating agreements with all required utility and service providers.
  • Coordinate all government filings and approvals.
  • Manage the site work design process with Lowe construction team and professional consultant teams with an emphasis on quality, value engineering, cost reduction, on time delivery and maximizing value.
  • Review and sign-off on the design documents at each phase of the design process and expedite all required internal approvals.
  • Coordinate with the Resort marketing resources with specific emphasis on:
    • Ensuring vision and quality of project are maintained, and that the project is meeting all requirements of the approved business plan
    • Ensuring all project specific information is provided to Sales and Marketing
    • Effectively representing the project in the community and at public hearings as required.
  • Contract Administration in coordination with the Lowe construction team
    • Develop and maintain current scope of work
    • Develop and maintain executed consultant and subcontractor contracts, purchase orders, and change orders
    • Develop change orders and purchase orders for contracts and insure proper approval and documentation thereof into accounting tools and filing systems
    • Responsible for the maintenance of the schedules, contract and budget filing system.
    • Coordinate with legal and corporate departments regarding contract, indemnity and insurance requirements and revisions. Responsible for the collection and enforcement of consultant and subcontractor insurance compliance documentation
    • Track and maintain key contract performance dates, obligations and notices.
  • Budgets and Schedules
    • Responsible for assembling detailed development budgets, schedules and all supporting data in accordance with company procedures.
    • Responsible for establishing, evaluating and maintaining development cost estimates through the use of Yardi and the corporate schedule of Master Resort Cost Codes or other approved cost accounting system in compliance with company procedures. Coordinate with Lowe construction team.
    • Generate, maintain and update project schedules in MS Project or other approved scheduling system.
    • Prepare, review and critique monthly management reports and cost summaries.
    • Develop and maintain a development cash flow, pro-forma and any return on investment analyses.
  • Accounting
    • Review and approve invoices and coding for entry into Yardi and on time payment
    • Monitor invoice and payment issues, problems and back charges.
  • Bonds, Permits and Notices
    • Schedule and obtain necessary performance and escrow bonds and ensure the proper tools are in place to track bonds and manage bond reductions, releases etc.
    • Acquire, post and file permits. Ensure compliance.
Knowledge/Skills
  • Superior knowledge of hotel development including:
    • Shell and interior design.
    • Food & Beverage concepting and kitchen equipment.
    • FF&E including working with hotel operations and General Contractor on Differentiation Document, coordination, purchasing and installation.
    • Understanding of and ability to coordinate with hotel operations and hotel program elements.
    • Ability to achieve highest quality in all aspects of hotel that will derive highest financial benefits
    • Ability to lead decision making process related to hotel programming, cost and return on investment.
  • Experience or exposure to all facets of the general contracting and construction management fields including contracting resources, contract negotiations and administration, project scope evaluations, estimating, budget forecasting, scheduling, computer applications, safety, and local trade practices in order to coordinate with Lowe construction team.
  • Strong organizational skills and written and oral communication skills.
  • Project management, design, and development management experience and skills involving development projects of significant size, complexity, and of institutional quality.
  • Ability to function independently and accept direction from other members of the development and construction management team as necessary.
  • Ability to exercise good and cautious judgment and interface with all types of people diplomatically and tactfully.
  • Energetic self-starter with strong leadership skills, work ethic and highest level of integrity.
  • Ability to develop accurate and effective budget projections.
  • Proficiency with Microsoft Word, Microsoft Excel, Microsoft Outlook and Microsoft Project.
  • Ability to prioritize and handle multiple tasks while meeting established deadlines.

Qualifications and Experience
  • 10+ years experience working in a real estate development/construction environment preferably a general contractor and/or developer with an emphasis on large scale hotel and resort projects
  • Must possess financial analysis skills, be proficient with large scale budgeting, complex financial modeling, scheduling, and have effective negotiating skills.
  • Knowledge and experience with entitlement process.
  • Proven success and passion for building and sustaining strong relationships with team members, partners, consultants, community stakeholders and governmental authorities.
  • Effective communication skills, both written and oral.
  • Ability to read and interpret architectural drawings and specifications.
  • Experience with lender communications and billing and draw requirements
  • Experience with owner and investor communications
  • Experience with FF&E approval process, tracking and management
  Education:
  • Bachelor s degree in related field preferred.
