PROJECT MANAGER: IMMEDIATE START

Position Summary

We are seeking a highly motivated individual to assist, and coordinate, the management and construction of the company’s new and existing real estate developments.  Involvement among all aspects of project delivery, from predevelopment through to project close-out, is expected. Qualified candidates are required to have an architectural or engineering background with an emphasis on construction and project management.  A management-focused skillset with working knowledge of construction administration and project close-out procedures are a must. Strong communication skills, collaborative ability, positive attitude, problem-solving capacity, and readiness to establish relationships critical to the project are vital to ensure the candidate's success.

 

Role and Responsibilities

Shorewood Real Estate Group LLC is seeking an exceptional candidate as a Project Manager to lead the construction of the firm's new and existing developments. The position is essentially defined by encompassing the following skills and responsibilities:

Pre-Construction

  • Establish scope and scheduling objectives
  • Work with Partners to assemble project team
  • Review programming and space planning
  • Design coordination - conceptual through final certificate of occupancy
  • Assist in development of a comprehensive project budget and schedule
  • Identify long lead items which may affect project schedule
  • Review of documents (e.g. contracts, vendor agreements, etc.)
  • Evaluate approved preliminary design and its impact on budget and/or schedule
  • Provide value-engineering suggestions as required, to maintain project budget
  • Review bid and construction, architectural and engineering, drawings
  • Monitor process and receipt of required permits and approvals
  • Compile comprehensive list of potential contractors and/ or subcontractors and coordinate competitive bidding process
  • Prepare RFP's and bid packages for various scopes of work including general construction, specialty equipment, signage and other specialty items
  • Review, evaluate and approve contractor and vendor proposals, including identification of inclusions, exclusions, general conditions and alternates
  • Coordinate with the design team to insure compliance with project budget and schedule
  • Coordinate and lead project team meetings

 

Construction

  • Monitor contractor performance for quality assurance and adherence to contractual obligations
  • Continually track expenditures and job progress for conformance to budget and schedule
  • Provide cash flow projection for all related expenditures
  • Coordinate with information technology vendors/representatives to insure proper execution of scope within construction schedule
  • Serve as central point of contact between contractors, consultants and Developer
  • Issue status reports identifying the progress of each phase and any issues affecting the Project 
  • Review and approve all payment applications and change orders, including documentation of any 'time and material' work
  • Project budget updates
  • Work to resolve design or field condition problems or disputes in a practical, constructive manner
  • Conduct weekly project meetings and document proceedings
  • Coordinate reporting requirements with ownership throughout the Project
  • Coordinate monthly draw requests and back up with lender(s) and accounting and construction team throughout the Project

 Post-Construction

  • Assist in the development and monitoring of the 'punch-list'
  • Prepare a “turnover package” with contractor(s) including warranty information, as-built drawings, equipment manuals and service contracts
  • Assist in “turning over” the improved facilities to Developer personnel
  • Finalize close-out of all contracts
  • Obtain TCO/ Final CO in an expedited manner

 Requirements

  • Bachelor’s degree in Architecture, Engineering, or Construction Management, a minimum
  • 10 years of experience minimum
  • Familiarity with local specifications; ability to read and comprehend construction drawings and details
  • Proficiency in planning, scheduling, and production via Microsoft Project, or equivalent software, and in Microsoft Office suite (Outlook/Word/Excel). Knowledge of estimating software or ability to learn, a plus
  • Document control experience; Ability to work across multiple software fluidly
  • Complete integrity, superb communication, a desire to excel in the development industry, and an implementation/execution/completion mindset
  • High degree of professionalism, attention to detail and solid work ethic
  • Strong organizational, follow-through, and communication skills
  • Must be dependable, proactive and prompt
  • Multi-tasker, with ability to remain goal oriented, while addressing routine issues
  • Ability to travel locally via train, car, etc.
