Operations and Maintenance Manager
Job Summary
The Gutierrez Company has an immediate need for an Operations and Maintenance Manager with a minimum of 2 years’ experience in a Life Science R&D environment. The position will be responsible for representing TGC to the tenants, maintaining customer goodwill, and encouraging long-term business relationships. Directs vendors in the effective performance of maintenance and operations activity, according to TGC Policy and Procedure as set forth in established documents.
Essential Functions
• Assist in the bid and contract processes for vendor services.
• Purchase supplies, materials, services and equipment for use on the property pursuant to approved budget.
• Assist in the preparation of quarterly operating reports.
• Assist in the preparation of the annual Operating Budget.
• Assist with the management of tenant improvement and capital projects.
• Assemble and maintain all cost data for tenant “Extra Services” which are above lease requirements.
• Assist in preparing of annual CAM reconciliations and estimates.
• Supervise 3rd party service providers; provide regular performance feedback, intervening as required when job performance fails to measure to up standards.
• Review and manage service requests to ensure prompt handling of work.
Responsibilities at this Burlington, MA property include:
Manage daily operations, maintenance, troubleshooting and repairs on building electrical and mechanical systems, and maintain building exterior for a new 100,000 SF multitenant life science facility including:
HVAC, BMS, Elevators, Fire Alarm, Emergency Lighting, Sprinklers, Plumbing, Ventilation, Trash Removal and Recycling, Cleaning, Landscape and Irrigation, Snow Removal, Drainage, Parking Lot repairs, Window Cleaning, Roof Repairs, etc.
Must be quality-focused and customer service oriented
Must possess a valid driver’s license
