The Manager of Asset Management assists in leading asset management activity in a subset of the Company’s markets, primarily focused in the Western Region.

 

Essential Functions and Responsibilities 

  • Acquisition Due Diligence: Work with Investments and Operations to assist in reviewing underwriting of acquisition candidates prior to final bid, participate in on-site due diligence. Responsibilities include independent evaluation of the market, completing market study of recommended rents, assessment of renovation potential, and input on major P&L categories. Responsible for working with due diligence team to assist in creating the business plan and identifying potential risks.
  • Recent Acquisitions (6-18 months, until repositioning plan completed and asset is stabilized). Help lead asset teams (Asset Management, Operations, and Construction) created to complete renovations and/or focus on property-specific issues. Responsible for supporting the processes of executing the 90-day asset plan, creating the Final Asset Plan for renovations (as applicable) and ensuring the repositioning plan (management and/or rehab) is completed and the asset is stabilized.
  • Team Facilitator and Performance Oversight: Participate in running bi-weekly asset team calls and related communication / plans of action. Responsible for coordination within the team to facilitate progress and help drive results. Review weekly and monthly reports to identify performance issues, risks, and opportunities, and work with Operations teams to address issues impacting revenues and NOI.
  • Special Situations: Involvement with either property level or capital structure level issues that adversely affect cash flow and require communication with owners/lenders. Scope of work involves discussions with Operations, Financials Services/Accounting and/or Construction Services teams to understand the underlying issues and recommendations. At times, Asset Management will complete additional evaluation (e.g., independent market survey, financial analysis) to more deeply and independently understand performance issues.
  • Stabilized Assets: Participate in process of reviewing yearly operating budgets, identifying opportunities to add value, and approving cap ex plans.
  • Accounting Related: Perform various acquisition and stabilized asset analysis that require ownership approval (e.g. post-closing prorates, income guarantee escrows, tax appeals, operating cash reserves and cash distributions to investors).
  • Communication / Reporting: Interface with Investor Relations and Fund Accounting to address  owner/investor inquiries and provide property highlights for the quarterly reports and year-end investor letters. Help produce investor related reports and presentations. Coordinate property visits and investor calls/meetings.

  • Must be resourceful, possess excellent organizational skills (i.e. handling multiple priorities and coordinating large teams) and strong written/oral communication skills;
  • Demonstrate solid judgment and strong interpersonal skills (help lead teams from multiple disciplines, often without direct authority, ability to motivate and work with difficult individuals as well as get the deal done without offending team members or buyers/sellers);
  • Must be able to work effectively across departments and functional groups,using influencing skills
  • Flexibility in working hours and travel as required to accomplish the work
  • Must be proficient in MS Office suite

 

Education and Background

  • BA or BS required, BBA / MBA preferred
  • Minimum 3 years of experience
  • Preference for multi-family experience (asset management, operations, construction/rehab) and knowledge of Texas, Denver and/or West Coast markets
