Description

Since 2010, Realty Income has completed over $13 billion of property and entity-level acquisitions, adding over 2,700 properties to the portfolio over that time. With a very favorable cost of capital in the business, Realty Income is highly selective and only purchases a small percentage of the properties considered, most of which are stand-alone single-tenant net-leased properties with minimal landlord obligations for operating expense, taxes, and capital expenditures.


Investment Department Overview:

In any given year, the Investment Department works on transactions ranging from single assets to large complex portfolios with structured debt to entity-level M&A transactions. Even excluding entity-level M&A transactions, Realty Income ranks among the top 5 REITs for acquisition volume in the last five years.

The Investment Department is responsible for sourcing and underwriting real estate acquisitions, including real estate analysis, financial analysis, and portfolio analysis. The Department is structured as two teams that work together seamlessly. The Acquisitions team is responsible for sourcing investments and underwriting them with input from the Research team. The Research team additionally prepares analysis and reports for senior management and the Board of Directors that cover industry trends, tenant health, and property pricing. Investments are jointly presented to the Investment Committee for review and approval. In addition to this day-to-day collaboration, the teams also work together on investment strategy, tenant meetings, and portfolio analysis.


Investment Analyst Program:

Investment Analysts play a critical role in the Investment department, developing a robust and transferable skill set over the course of the program. The new Analyst experience is about working with a mentor and developing financial and real estate tool sets, engaging in ongoing learning through interactions with tenants at a senior level, developing verbal and written communication skills, understanding how to negotiate deal points and how to close an investment. At the culmination of the Program, an Analyst should be able to independently source, negotiate, present and close investments with support from senior team members and other departments in the company.

This progression is supported through a structured training program and defined career trajectory.


Investment Analyst Training Program:

The Investment Analyst training program is designed to build a strong foundation supported by ongoing formal and on-the-job learning. The key elements of the training program are:

Finance: Industry Analysis; Company Analysis; Financial Statement Analysis; Financial Modeling
Real Estate: Real Estate Fundamentals; Real Estate Valuation; Site & Property Analysis; Negotiation
Communication: Oral Presentation Skills; Written Presentation Skills
Mentorship: Designated mentor from senior management to guide professional development

Career Growth:

The Investment Analyst program is a 3-year program with the expectation that successful candidates will stay at Realty Income in their chosen role at the end. The program is structured as follows:

Year 1: Foundation training, followed by rotations in Research and Acquisition
Year 2: Generalist track working on deals end to end
Year 3: Placement into preferred role based on interest and skills

Requirements:

  • Bachelor's degree in business or a related field
  • Team-player who is entrepreneurial, analytical, flexible, detail oriented and collaborative
  • Periodic domestic overnight travel
