We are seeking a talented Preconstruction Director to be responsible for the preparation of cost estimates for various projects and participation in the preparation of contractors’ bid packages, bid review, estimate analysis and award discussions. They will also assist in the review and processing of change orders. Ideal candidates will possess experience in conceptual estimating, contractor bidding and contract / change order negotiation.

As a Preconstruction Director based in our San Francisco office, the chosen candidate will be a valuable partner in projects to include:

Pier 70 is a former shipyard on San Francisco’s eastern waterfront. Our master development area of 28 acres is a mixed-use project, which is expected to include 3.2 million total square feet, consisting of 900,000 to 1.8 million square feet of office space, approximately 360,000 square feet of traditional retail, local production, and cultural/community uses, 1,000 to 2,000 residential units, approximately 2,000 parking spaces and 7 acres of waterfront parks.

5M is a fully entitled, mixed-use project in downtown San Francisco. The project is comprised of an office building of approximately 633,000 square feet and an apartment building with approximately 295 residential units. 5M would create significant new open spaces for the neighborhood. The project is designed to house a dynamic ground-floor mix featuring local retail and arts, cultural and community uses.

The Preconstruction Director will be directly responsible for:

  • Preparing estimates at various stages of design from conceptual through construction documents.
  • Reviewing plans for constructability and value engineering opportunities.
  • Preparing contractors’ bid packages, bid review, cost estimate analysis and award discussions; working closely with the Senior Project Manager or Director of Construction at the bidding and award stage and the Contract Manager in the preparation and review of cost proposals.
  • Reviewing and participating in the negotiation of change proposals submitted by the Contractors, ensuring that all costs are reasonable and considered as additional scope of work.
  • Reviewing and verifying change proposal/change order logs are in accordance with the cost report that has been prepared for the cost forecasts.
  • Performing cost studies as directed. Working with contractors on value engineering with the goal of pursuing cost effective designs.
  • Verifying accuracy of field quantities issued by the contractors and performing actual quantity checks in the field as required.
  • Reviewing accuracy of proposals.
  • Preparing Requests for Proposals (RFPs) for general contractors and potentially design team members
  • Preparing/negotiating contracts for GCs and others
  • Participating in project meetings
  • Advising project teams on design decisions relative to cost impacts and alternatives
  • Performing other duties as required.

Qualifications

  • This position requires an Undergraduate Degree in Engineering, Construction Management, or related discipline.
  • 10+ years of estimating and construction in commercial and/or residential markets experience.
  • Required skills for the position include: self-motivated, team-player, communication, interpersonal, and Microsoft Office Suite.
  • Other required skills include: the ability to effectively prioritize in a fast-moving environment and close attention to detail.
  • This position requires up to 10% travel.
