Description
We are a full-service commercial development, construction, and management organization. We specialize in retail, medical, office, and industrial properties. With a current portfolio of over 90 properties, we are growing quickly and looking to add a Senior Property Manager to our team. The Senior Property Manager will assist our local property managers and help direct the Property Management Department of our firm. Position is based out of our home office in Houston, Texas.
Duties & Responsibilities
- Oversee local property managers and help direct the Property Management department.
- Manage all out-of-state owned and leased properties – lease renewals, assist w/ acquisitions/dispositions, construction/repairs/maintenance, compliance, maintenance & vendor management
- Act as a liaison between vendors, tenants, and upper management.
- Supervise daily operation of local properties including collecting rent, posting rentals, inspecting properties, etc.
- Assist with construction projects, primarily out-of-state projects.
- Collaborate with Finance department in budget management and year-end reconciliations.
- Resolve tenant’s concerns and enforce lease provisions.
- Create and maintain high level of customer service with professionalism and pride.
- Negotiate maintenance contracts with vendors
- Other projects as assigned.
Qualifications
- Knowledge and experience with the following software required:
- All Microsoft Office software
- Microsoft Project
- Knowledge and experience with the following software preferred:
- Autocad
- Sage 300 & Sage Estimating
- Propertyware
- Travel required (approx. 1 – 2 times/month)
- Strong critical reasoning and quantitative skills
- Ability to learn new computer software quickly
- Ability to work with little supervision
- Strong work ethic
- Strong moral character and integrity
- Strong professional references
- Experience with all forms of commercial leases (NNN, Gross, Modified Gross, Base Year, etc…)
Education and/or Experience
- Bachelor’s degree in business, real estate or related major
- CPM, RPA Designation (or in progress) preferred.
- Minimum 5+ years of experience in areas described in job description above
