RESPONSIBILITIES
Responsible for planning, implementation. coordination and day to day management of all HVAC, refrigeration and related programs, for retail stores and Home Office locations.
Supports HVAC and refrigeration operations and maintenance for assigned facilities and leads the development of operating and capital budgets as required by the client.
Supports field Operations Manager in the management of field technicians, including hiring recommendations, training, and personnel development.
Lead in operations and maintenance issues, troubleshooting and problem solving as required.
Recommends/implements improvements for preventive maintenance programs on an on-going basis and develops/maintains effective building-specific maintenance and safety procedure manuals. Coordinates best practices across Canada and with the United States.
Coordinates maintenance efforts with outside contractors including support to the Operations Managers in responding to emergency situations. Performs physical verification of work of third-party work as required.
Engages in professional development activities to remain current with latest HVAC, refrigeration and energy technology trends.
Maintains on-going technical and operational communications with client leadership, facility management team and third-party partners.
Develops and administers inventory control programs / parts purchasing, budget and supplies. Coordinates with client and CBRE Sourcing teams as required.
Develops specifications and assists in solicitation and administration of maintenance/repair service contracts.
Ensures compliance with applicable codes, requisitions, government agencies and company directives as relates to building operations.
Other duties as assigned.
Provides informal supervision to individual employees within single functional or operational area. Collaborates with field Operations Managers on recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Assists in planning and monitoring appropriate staffing levels and utilization of labor, including overtime. Provides input to the performance appraisals for field technical staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
QUALIFICATIONS

Bachelor's degree in engineering (BA/BS) from four-year college or university and a minimum of ten years' experience and/or applicable field training. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations. Familiarity and experience with commercial HVAC and refrigeration operations in a retail environment, budgets and controls.
Canadian HVAC/R certification (eg 313A) is preferred.
Ability to comprehend, analyze, and interpret the most complex engineering and system controls business documents. Ability to respond and communicate effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using appropriate style. Ability to make effective and persuasive presentations on complex topics to employees and client senior real estate leadership. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
Requires knowledge of accounting/financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
Intermediate skills with Microsoft Office Suite, including Outlook, Excel, PowerPoint, and intranet/internet. Experience using a work order/CMMS system.
Working knowledge and understanding of architectural, electrical and mechanical systems. Understanding of leases, contracts and related documents.
Experience utilizing Tableau dashboards for business insights would be an asset.
Decisions made with in-depth understanding and interpretation of procedures, company policies, HSE and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
