The Director - Construction is responsible for the daily management, coordination and oversight of multi-family construction projects including successful project planning, cost management, execution, and closure. This role plans and directs all construction activities and administrative processes in order to deliver high quality projects on time and within budget.  The Director - Construction successfully achieves objectives related to cost management, bidding, contract administration, schedule tracking and facilitation.

What you will do:

  • Work closely with our real estate team to lead redevelopment, renovations, and potentially large capital projects.
  • Oversee and coordinate Architect(s), Engineer(s), Consultant(s) and other members of the project team.
  • Provide constructability, value engineering and cost feedback during design and throughout construction. 
  • Identify and prepare project scopes of work, resource requirements, budgets, milestone schedules and risk management strategies. Ensure all stakeholder concerns are addressed  in the final project documents.
  • The Director of Construction will coordinate and act as liaison with local municipalities for processing of architectural and engineering drawings and assist in the preparation of submittal packages.
  • Lead interviewing and qualifying of Contractor /Vendor candidates for the specific project need.
  • Director of Construction is responsible for the bid process including RFP development, bidding, review, negotiation, and recommendation of award. 
  • Preparation and execution of design and construction contracts.
  • Director of Construction will oversee all contractors and vendors during construction including staging, temporary facilities, startup, and progress of the project.
  • Teams with all project personnel to ensure adherence to OSHA safety requirements and company policy and procedures.
  • Lead design team coordination and OAC (owner-architect-contractor) meetings during construction.
  • Maintain and report in the assigned company systems to track budgets, cash flow forecasts and project schedules. 
  • Director of Construction will review and approve all payment applications.  Verify payment affidavits, lien releases and other contractually required documents are included with the payment application.  
  • Oversee QA/QC (quality control / quality assurance) during  construction and verify finished work meets quality expectations set forth in the project documents. 
  • Develops and maintains successful relationships with design team, operating partners, and internal stakeholders. 
  • The Director of Construction will report to the Vice President of Construction.

What you should have:

  • 5+ years’ construction management experience in the same role or 10+ years in multi-family related construction or equivalent combination.
  • Bachelor’s degree in construction management, engineering, architecture, or related field. Equivalent experience may be considered as well.
  • Experience with construction cost estimating, proposal development, contracts management and construction administration for multi-disciplined; multi-contract, sophisticated redevelopment projects. 
  • Experience managing multidisciplinary design teams for multifamily renovations and redevelopment.
  • Ability to write and issue RFP’s, scopes of work and contracts.
  • Ability to review, track and approve project budgets and contractor payment applications.  
  • Ability to effectively communicate with design consultants, contractors, vendors, operating partners, and internal stakeholders.
  • Demonstrated ability to create and drive design aesthetics in a taste and style desirable to ownership and consistent with our brand.
  • Ability to identify, manage and mitigate risk issues. 
  • Ability to lead, influence and direct others as needed.
  • Demonstrated ability to understand, analyze and communicate complex documents affecting projects including construction drawings, surveys, and contracts.
  • Strong communication skills.
  • Ability to manage multiple projects simultaneously.
  • Strong detail orientation.
  • Proficiency with construction management software.
  • Must demonstrate attention to detail and possess a strong ability to set strategic priorities.
  • Ability to travel 50% annually based on business requirements.
  • Excellent verbal and written communication skills.
  • Proficiency with the Microsoft Office suite of products (Word, Excel, Outlook, MS Project).
