Southworth Development is seeking a passionate and process-oriented Development and Acquisitions Associate with the drive and experience to assist in development projects and acquisitions throughout North America. The Development and Acquisitions Associate will possess strategic insight, as well as exceptional leadership skills, creative thinking abilities and a process-driven approach to analyzing development opportunities throughout the organization. The Development and Acquisitions Associate will serve as support to the growth and implementation of Southworth Development with responsibilities of underwriting, strategic planning, and financial modeling of projects within current Southworth properties as well as future opportunities, requiring an entrepreneurial spirit, innovated approach, and a strong depth of knowledge of large-scale resort residential club communities.
The Development and Acquisitions Associate will be responsible for planning and underwriting development projects throughout the portfolio, and the tracking and analysis of future opportunities. The Development and Acquisitions Associate is responsible for stewarding the due diligence and analysis of each phase of development and new projects. They will work with the Chief Development Officer (CDO) to identify and source new opportunities and establish effective metrics to measure the potential and performance of each project, analyzing risks and best management practices to present a comprehensive view of the opportunities being considered.
This role will coordinate and analyze development projects from all aspects and work closely with the property-level Project Managers to gather the needed data and parameters to build financial models and present findings to the CDO. This role will develop and maintain relationships with local market brokers, institutional and equity partners, lenders, real estate owners, and other key stakeholders, and appropriately manage on-going communications related to proposed development projects. This role will also manage the due diligence process for new acquisitions of properties, as well as operating partner opportunities. This will require collaboration with senior leadership to include the Chief Operating Officer, Chief Sales Officer, Chief Marketing Officer, and finance and legal teams. You’ll spend your days building proformas and programs for potential real estate projects, obtaining market data for existing and prospective deals as well as interacting with real estate professionals from around the world, and presenting detailed investment memorandum to senior leadership assessing how opportunities fit the goals of Southworth Development.
This role represents Southworth Development and is responsible for embodying and consistently communicating Southworth Development’s Vision and Core Values: Deliver Extraordinary, Build Community, Dare to Be Different, and Play to Win. By providing research, analysis, and support for the CDO, the Development and Acquisitions Associate manages the informational pipeline to ensure project flow by presenting findings and maintaining communication on all projects under review.
To be successful in this role, the Development and Acquisitions Associate must possess and demonstrate a commitment to excellence, integrity, and strong organizational skills. With a great knowledge of large-scale resort residential developments around the world, this individual has a wide view lens of these types of projects, understanding the various aspects it takes to make them successful. The Development and Acquisitions Associate must be highly motivated and willing to take responsibility for measured goals, and comfortable working in a fast-paced privately held family business. • The position will be based at Willowbend in Mashpee or in Boston, MA, and requires frequent travel across our locations
QUALIFICATION STANDARDS
Education & Experience:
• Bachelor’s degree required; MBA preferred.
• 5+ year experience in finance, real estate, analysis. Experience with residential resort communities preferred.
• Financial Modeling experience within the asset class.
Required Skills & Abilities:
• Ability to analyze data and form conclusions regarding a variety of topics such as understanding of local governmental processes, potential tax incentives, etc.
• Ability to produce investment memorandums and comprehensive investor and lender financing packages.
• Must be a strong communicator comfortable discussing and defending decisions, analysis, and recommendations; able to simply and clearly analyze and present various scenarios, financial packages, and a range of potential outcomes.
• Knowledge of deal structures and understanding of documents associated with sale and purchase agreements.
• Strong market knowledge & business insight – applies industry expertise and competitive intelligence to strategic planning.
• Must possess and demonstrate good instincts via social and emotional intelligence
• Must possess and demonstrate exceptional communication and collaboration skills
• Must be self-aware and growth-minded: open to feedback, reflection, and continuing education to gain productive insight into individual strengths and weaknesses
• Must be self-directed and proactive with excellent attention to detail
• A hospitality-focused, people-centric approach and attitude is required
• Knowledge and/or experience of golf/private club communities preferred, not required
Physical Requirements:
• Flexible and long hours sometimes required
• Prolonged periods of sitting at a desk and working on a computer

Operational/Role-Based:

  • Sourcing new deals and understanding the market
  • Develops and maintains relationships with local market brokers, institutional and equity partners, lenders, real estate owners, and other key stakeholders, and appropriately manages on-going communications related to proposed development projects.
  • Manages the due diligence process for new acquisition opportunities – including new land opportunities, acquisitions of distressed properties, and development of operating partnership opportunities.
  • Analysis and recommendations
  • Leads market analysis for new projects and initiatives
  • Obtain market data for existing and prospective deals: Housing market (rent comps, occupancies, new construction, etc.), Employment (major employers, unemployment rate, etc.), Demographic data (population, household income, etc.). Real Estate Tax data (tax comps, tax rates), and local retail drivers.
  • Creates financial pro forma investment models for prospective deals
  • Prepares detailed investment memorandums with deep insight on proposed projects, including detailed pro-forma and financial models and produce cost budgets.
  • Presents to company senior leadership, and is comfortable discussing and defending decisions, analysis, and recommendations.
  • Develops recommendations based on due diligence, alongside expected returns, and financial performance of proposed deals
  • Support and management of new deal opportunities
  • Able to represent Southworth Development and confidently describe the value proposition Southworth can provide to a given project
  • Day-to-day liaison between Southworth and potential acquisition targets
  • Supports the negotiation of sale and purchase agreements for approved projects.
  • Able to simply and clearly analyze and present various scenarios, financial packages, and a range of potential outcomes
