Job Summary

Neighborhood Property Group is seeking a skilled and proactive Commercial Real Estate Investment Analyst to join our dynamic team. This role is integral to our team, involving the analysis, valuation, and management of commercial real estate assets. The ideal candidate will have a strong background in real estate finance, market research, and financial modeling. This position offers a unique opportunity to contribute to strategic investment decisions and enhance the performance of our diverse commercial property portfolio.

 

Key Responsibilities

 

Financial Analysis and Modeling:

  • Develop and maintain detailed financial models for potential acquisitions, including pro forma projections, discounted cash flow (DCF) analysis, and sensitivity analysis.
  • Evaluate potential investments using various valuation techniques, such as net present value (NPV), internal rate of return (IRR), and capitalization rate analysis.
  • Analyze historical performance data and project future cash flows to assess the
  • profitability of investments.
  • Investment Strategy Development:
  • Support the investment team in developing and refining investment strategies, including identifying target properties and markets.
  • Prepare detailed investment proposals, including risk assessments, market analysis, and strategic recommendations for senior management and investment committees.

Asset/Portfolio Management:

  • Analyze economic impact of lease proposals, CapEx projects and other asset-level financial decisions.                               
  • Monitor the performance of existing commercial real estate assets, including tracking key performance indicators (KPIs) and financial metrics.
  • Prepare regular reports on asset performance, market conditions, and investment opportunities for internal and external stakeholders.
  • Assist in the development of asset management strategies to enhance the value and performance of the portfolio.

Stakeholder Communication:

  • Prepare presentations including analysis, findings, and recommendations to senior management, investors, and other stakeholders.
  • Market Research and Analysis:
  • Conduct in-depth market analysis to identify trends, opportunities, and risks in various commercial real estate sectors, including office, retail, industrial, and multifamily.
  • Monitor economic, demographic, and industry trends to support investment strategies and decision-making

Skills:

  • Proficiency in financial modeling and analysis using Excel and other tools.
  • Strong competency within PowerPoint and for making professional presentations.
  • Strong analytical and problem-solving skills with attention to detail.
  • Excellent written and verbal communication skills, with the ability to present complex information clearly and effectively.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • High level of integrity, professionalism, and a strong work ethic.
  • Learn quickly, maintain an environment of excellence, and contribute to a “can do” culture


Requirements

 

Education:

Bachelor’s degree in Finance, Economics, Real Estate, or a related field.

 

Experience:

1-3 years of experience in commercial real estate investment analysis, financial analysis, banking or a related field.

 

Proven experience in financial modeling, market analysis, and due diligence in the context of commercial real estate.
